Position Overview:

  • Job Title: Maintenance Technician (Part Time)
  • Salary: $23.00 - $27.00 per hour, depending on qualifications, education, and prior experience
  • Schedule: Monday- Friday; 8am- 1pm (25 hours per week)

Job Description Summary

We are seeking a dedicated Maintenance Technicianto join our team at Little Mountain Estates, an 122-unit senior manufactured housing community located in Mount Vernon, WA. This role ensures the physical aspects of the community are maintained and standards are met regarding grounds, amenities and overall curb appeal and provides support to the service team members.

Key Responsibilities:

  • Complete assigned work orders by diagnosing the source of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Lift and empty trash bins overhead into community dumpsters, as the property manage its own on-site trash service.
  • Operate, clean, and maintain small tools and equipment safely.
  • Perform routine landscaping and groundskeeping tasks.
  • Clean and maintain community amenities, common areas, and restrooms.
  • Assist with routing pool cleaning, maintenance and upkeep.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
  • Perform general park and facilities maintenance under minimum supervision in a manner that meets optimum quality and efficient production. 
  • Promote positive, proactive resident relations by demonstrating fair, and consistent treatment during all resident interactions.
  • Assist with the inspection of the property and all common areas each morning to detect maintenance problems that require attention.
  • Follow a preventative maintenance schedule.
  • Contribute to the achievement of occupancy goals and promote a quality living experience for residents by effectively performing maintenance tasks.
  • Serve as a resource for management and assistant in the development and communication of more efficient methods of maintaining the apartment community.
  • Participate in after-hour and emergency coverage rotation schedule. 
  • Perform other general maintenance duties as assigned.

Requirements

Qualifications & Requirements:

  • 1+ years prior experience as a Maintenance Technician at a manufactured or multi-family apartment community of 100+ units.
  • Ability to perform essential physical functions of the position, with or without reasonable accommodation. 
  • Must be physically able to lift and empty trash bins overhead into community dumpsters, as the property manage its own on-site trash service.
  • Strong interpersonal skills with the ability to foster positive relationships with residents and collaborate effectively with team members.
  • Exceptional time management and problem-solving skills.
  • Must be able to respond to after hour emergencies as needed and participate in on-call rotation.
  • Experience and knowledge of irrigation, water and sewer line repairs.
  • Superior customer service, attention to detail, and time management skill.
  • Dynamic self-starter who enjoys working with others and excels in a faced paced team-oriented environment.
  • A positive attitude and a team player.
  • Must have valid driver's license.

What Will Make You Stand Out:

  • Possession of a Certified Pool Operator (CPO) or hands on experience with pool maintenance is preferred but not required
