Position Description

The Portfolio Management Analyst is responsible for working with the Director of Portfolio Management to analyze, value, forecast, and strategize for all real estate private equity funds owned by Jonathan Rose Companies. The position requires interactions with other departments within the company such as Investor Relations, Asset Management, Acquisitions, Development, Property Management, and Accounting.

The pay range for this position is $85-95k based upon factors including but not limited to related experience and time in the industry.

Essential Functions

PORTFOLIO ANALYSIS 

  • Performs portfolio analysis and valuations for both the funds, corporate, and underlying properties through communication with asset management, acquisition, and accounting team to ensure the completeness and accuracy of the valuations.
  • Work directly with external appraisers to meet deadlines when external appraisals are ordered.

ASSET & FUND LEVEL BUSINESS PLANS 

  • Assists with initial asset level and fund level business plans, including documentation of strategy and forecast of financial performance. 
  • Works closely with Asset Managers to update asset level business plans annually and reforecast returns. 
  • Assists, reviews, and communicates the results of the analysis to Asset Management and identifies key areas of concern where applicable.

REPORTING & INVESTOR MEETINGS 

  • Works with the Asset Management and Investor Relations team during the quarterly reporting process and annual investor meetings.
  • Update REO, debt summary, track record, and PM database quarterly and AUM tracker annually.

SUPPORT 

  • Assists Director of Portfolio Management with ad hoc investor's request.

CASH FLOW PROJECTIONS 

  • Performs fund level cash flow projections and assist the team to strategize ways to improve the returns to investors.

Work Experience Requirements:

Skills

  • Proficiency with Microsoft Suite, especially Microsoft Excel required.
  • Quantitative analytical skills required.
  • Strong verbal and written communication skills required.
  • Abilities to be self-starter, take initiative, and multi-task in busy environment required.
  • Attention to detail required.
  • Advanced financial modeling skills required.
  • GAAP accounting principles preferred

Travel• Ability to travel up to 10% of the time.

Education Requirements and/or Years of Experience: • Bachelor’s Degree in Finance, Business, Real Estate or related field required. • 1-2 years of experience with overall financial analysis of an assigned portfolio of multifamily properties or projects preferred.
