Job Description

Brailsford & Dunlavey (B&D), now part of Project Management Advisors (PMA), is seeking a Project Director to support our Sports, Stadium, and Municipal Projects portfolio across the country.

This position is on-site in our Orlando office.

The Opportunity

An opportunity for a senior-level project leadership professional who thrives in complex, high-visibility capital projects, enjoys working with public and private stakeholders, and is motivated to deliver large-scale stadiums and civic facilities that shape communities and fan experiences.

At Brailsford & Dunlavey (B&D), we lead the planning, development, and management of the places that shape and strengthen communities—where people live, learn, work, and play. B&D partners with institutions, municipalities, and organizations to deliver complex real estate and capital projects through strategic advisory and program management services across the full project lifecycle.

B&D recently joined forces with Project Management Advisors (PMA), bringing together two nationally recognized leaders in program management and real estate advisory services. Together, the combined firm offers expanded capabilities across industries and end-to-end project delivery—from early-stage strategy through design, construction, and occupancy.

Our Sports and Civic Infrastructure team supports the planning and delivery of stadiums, arenas, recreation facilities, and municipal capital improvement projects. We work closely with public agencies, higher education institutions, and private developers to deliver transformative, community-focused assets.

As a Project Director, you will serve as the primary client executive and lead multidisciplinary teams through all phases of complex stadium and municipal development projects, ensuring successful delivery from concept through closeout.

How You’ll Contribute

  • Serve as the senior point of contact and trusted advisor to clients across stadium, sports facility, and municipal capital projects
  • Lead end-to-end delivery of large-scale stadium, arena, and civic infrastructure projects
  • Oversee multidisciplinary teams including architects, engineers, contractors, consultants, and internal staff
  • Direct strategic planning, master planning, programming, budgeting, design, and construction execution
  • Manage complex stakeholder environments including public agencies, municipalities, governing boards, and private partners
  • Develop and oversee project budgets, financial models, and capital planning strategies
  • Guide project teams through preconstruction, design development, construction, and activation phases
  • Ensure alignment between project scope, schedule, budget, and client objectives
  • Lead procurement strategies for design, construction, and specialty consultants
  • Oversee contract negotiation, administration, and enforcement of project agreements
  • Evaluate and implement value engineering strategies to optimize cost, performance, and long-term asset value
  • Monitor project controls, reporting systems, and risk management strategies
  • Provide executive-level reporting to clients, boards, and governing entities
  • Oversee construction progress, quality control, and compliance with contract requirements
  • Lead project closeout and operational transition planning for stadium and municipal facilities
  • Support business development efforts including proposals, interviews, and long-term client relationship management

What We’re Looking For

  • 15+ years of experience in real estate development, project management, or construction leadership
  • Extensive experience delivering large-scale stadiums, sports facilities, or complex municipal/public-sector projects (required)
  • Experience serving as an Owner’s Representative representing public or private capital project stakeholders
  • Proven success leading complex, multi-stakeholder capital programs from planning through execution
  • Strong background in master planning, programming, budgeting, design, and construction management
  • Deep understanding of project controls, construction documentation, sequencing, and delivery strategies
  • Experience managing public procurement processes, municipal stakeholders, and governance structures
  • Strong financial acumen including capital planning, project budgets, and development feasibility
  • Knowledge of construction methods, materials, value engineering, and building/occupancy codes
  • Bachelor’s degree in Architecture, Engineering, Construction Management, Real Estate, Urban Planning, or related field preferred

What Sets You Apart

  • You are a confident executive leader who thrives in high-profile, politically and operationally complex environments
  • You bring deep experience managing stadiums and large civic or municipal capital programs
  • You excel at navigating public-sector stakeholders, boards, and community-facing project dynamics
  • You are a strong communicator with executive presence and the ability to influence decision-making at all levels
  • You are highly strategic while remaining detail-oriented in execution and delivery
  • You are skilled at building long-term client relationships and trusted advisory partnerships
  • You bring a solutions-oriented mindset to complex design, construction, and stakeholder challenges
  • You demonstrate integrity, sound judgment, and professionalism in high-stakes environments
  • You are motivated by delivering landmark facilities that define cities and communities
