Job Description
Client is a privately-owned real estate investment and development company with offices in Carmel, Monaco and London. In light of ongoing activity in Carmel we are looking to recruit an experienced Project Manager to manage a variety of development projects, ranging from a small apartment refurbishment to larger mixed-use retail/residential schemes.
It is critical the successful candidate is a motivated person, having earned a BS in construction engineering or mechanical engineering with a minimum of 3 years field experience in all or at least one of the following sectors: high-end residential, hotel, or commercial sites. The hotel sector is preferred as well as the ability to manage both residential, commercial and mixed-use projects. Recent Architectural graduates are encouraged to apply.

You will be responsible for managing the following with regards to Client projects in Carmel:
- Excavation
- Shoring of foundations
- Infrastructure
- Superstructure
- Underground and overhead networks
- Finishing work, layout, flooring, marble, tiling, etc.
- Finishing work on technical packages
- Framework, roofing, waterproofing
- Exterior joinery
- Landscaping
Key Skills, Qualifications and Requirements
- Bachelor's or Master's Degree, preferably in construction engineering or mechanical engineering.
- 3-5+ years' experience in a similar role or with an important construction company is key.
- Relevant membership to the relevant professional organization preferred.
- Possess strong presentation, written and oral reporting skills.
- Demonstrable track record in accurately and effectively managing similar real estate development projects in a fast-paced, demanding environment with aggressive goals.
- Highly organised, detail and process oriented and efficient with the inherent ability to prioritize tasks and manage multiple projects simultaneously.
- Ability to work proactively and not reactively on your own initiative.
- Familiar with construction management software Procore, etc.
Duties will include
Preparation
- Participate in the development of the budget by contacting contractors relying on the architects' project and/or Clients specifications before the complete specification of the project.
- Be aware of the scope of the work and the requirements to execute effectively and efficiently.
- Refine the budget according to the final approved project.
- Coordinate with various consultants.
- Analyse and compare consultant proposals on a performance basis (time commitments, quality, cost control) - In collaboration with your direct supervisor, draw up reports as needed.
Preliminary Observation and Analysis
- Familiarize yourself with contract(s).
- Control execution of specifications and ensure work complies with architectural requirements - following building regulations in the State of California and most importantly the City of Carmel-by-the-Sea.
- Schedule the entire project according to the scope of work.
Construction Phase
- Ensure that the schedule is respected and send check-in/letters to consultants in the event of any delays, visit the site every day, frequently check in on resources and the progress of the works, send a detailed weekly report using Clients standard template and update the schedule and explain any deviances from the schedule if necessary.
- Ensure the control of concrete is carried out.
- Ensure the approval of materials and equipment is approved in timely manner.
- Ensure sample submission.
- Ensure that samples are validated by management.
- Control production in the factory or in workshop if necessary.
- Ensure that the procurement of supplies is consistent with the schedule.
- Carry out unannounced checks to ensure compliance with background, quality, etc.
- Attend site meetings.
Financial aspects of the project
- Check invoices according to work progress.
- Monitor the financial status of the project, highlight potential changes, change orders, obtain company details and supporting documents.
- Integrate additional work (Change Order) into the budget.
- Inform management of potential budget overruns and/or risks.
Completion of Works
- Identifying punch list items
- Clear punch list items
- Ensure all As-Built documents are completed and issued
- Attend final completion meetings
- Address the final financial completion certificate
- Provide feedback to supervisors - identifying positive / negative points and areas for improvement / abandonment.
- Review the contractors and consultants.
