Job Description
Reporting to the Senior Vice President of Housing Development, the Project Manager, Design and Construction is part of the Housing Development team guiding Breaking Ground's portfolio of architecturally significant supportive and affordable housing from implementation through the design process, construction, project and turnover to the Property Management team.
Travel within the five boroughs of NYC will be required.
ESSENTIAL DUTIES AND RESPONSIBILITES:
Support the Design and Construction and Program Development teams on all aspects of new and existing projectsManage contractors, vendors, and professionals towards successful project completionPrepare feasibility analyses regarding zoning and design for acquisition opportunitiesRecruit and prequalify architects and contractorsWork collaboratively with all members of the Real Estate Development team on new programs/initiativesSet up, maintain and administer spreadsheets, databases, and shared drive project filesMaintain project documentation including construction documents, RFP responses, governmental agency approvals, official correspondence, and other project related materialsRecord and distribute meeting minutes, track follow up items to completion in a timely fashionProduce monthly project reportsSolicit proposals, analyze, and prepare contracts with environmental, zoning, and other consultantsTrack consultant contracts and interface with Finance for contract administrationCoordinate with NYC and NYS governmental agencies, e.g., NYC HPD, NYC DOBReport on project progress to the Housing Development TeamInsure timeliness and quality of contract deliverables from consultantsReview construction documents for compliance with organizational standardsReview project documents to ensure that they are completePrepare RFPs for purchase of furnishings and equipment for new and existing projectsCoordinate provision of phone, cable, security systems and IT for new and existing projectsEvaluate cost and value decisions in design and construction with the project team and insure funding exists to pay for the sameRegularly visit construction sites as neededMonitor project schedules and assist with problem solving to ensure on-time delivery of projectsManage project closeout including monitoring punch-lists to ensure timely completion for occupancyCoordinate closeout materials for turnover of new projects to Asset ManagementPerform other duties as assigned
MINIMUM QUALIFICATION:
Bachelor's degree in Architecture, Engineering, or Construction Management preferredMinimum of 3 years of construction planning and administration requiredFamiliarity with Federal, State and Local Affordable and Supportive Housing funder design requirementsAbility to read and understand construction drawings and specifications, as well as submittals, shop drawings, and any other related materialsDemonstrate an understanding of building materials, systems, specifications, zoning, codes, ADA requirements, details, and construction techniquesStrong sustainability experienceFamiliarity with LEED, Passive House, and Enterprise Green CommunitiesInterior design and furnishings experienceAbility to organize, complete, and track multiple tasks and projects simultaneouslyProficiency with AutoCAD, Revit and Microsoft Office Suite of programs including Word, Excel, Outlook, and Microsoft Team
