Job Description
Our client is seeking a Residential Project Manager (open to Project Manager or Senior Project Manager level depending on experience) to support a strong and growing pipeline of luxury waterfront and island projects. This position is being hired with urgency due to several projects beginning construction in the coming months & strong project pipeline!

Our client is a well-established, boutique luxury residential builder headquartered in Tiverton, Rhode Island. Founded in 2004, the firm has built a strong reputation across coastal Rhode Island and Southern Massachusetts for delivering exceptional high-end custom homes, waterfront renovations, and complex island projects. With approximately $15M in annual revenue, they specialize in 4,000-6,000 SF luxury residences with typical project values ranging from $3M-$5M.The business is driven by a heavy repeat-client base, reflecting long-standing relationships and a consistent track record of quality. The company is owner-led by an individual who has spent his entire career in high-end residential construction and maintains a performance-based, flexible culture that values accountability, trust, and work-life balance. Project work spans coastal Rhode Island, Southern Massachusetts, and Block Island, competing with other top-tier luxury residential builders in the region.
Description
The Residential Project Manager will need to be able to:
- Manage luxury residential construction projects from preconstruction through final turnover
- Develop and maintain project schedules, budgets, and cost controls
- Lead preconstruction efforts including scope review, estimating support, and procurement planning
- Coordinate subcontractors, suppliers, and consultants to ensure schedule adherence and quality execution
- Serve as the primary point of contact for clients on high-touch residential projects
- Lead jobsite meetings, client meetings, and internal coordination meetings
- Review and manage contracts, scopes of work, change orders, and pay applications
- Track project costs, manage budgets, and forecast financial performance
- Oversee procurement of long-lead materials common to luxury residential builds
- Ensure compliance with safety standards, quality expectations, and local building codes
- Collaborate closely with ownership, superintendents, and field staff to proactively resolve issues
- Utilize construction management software (Buildertrend, Adaptive, or similar platforms) for documentation, scheduling, and financial tracking
- Manage punch lists, closeout documentation, and warranty items
Profile
The Successful Project Manager:
- 3-5+ years of experience in construction project management (additional experience for Senior PM consideration)
- Strong preference for candidates with high-end residential construction experience
- Background in custom homes, luxury renovations, waterfront, or island projects is highly preferred
- Strong organizational, leadership, and communication skills
- Experience managing schedules, budgets, and subcontractor coordination
- Familiarity with Buildertrend, Adaptive, or similar construction management software preferred (but not required)
- Ability to commute to projects throughout coastal Rhode Island, Southern Massachusetts, and Block Island
Job Offer
- Base Salary:
- Project Manager: $100k-$120k
- Senior Project Manager: $120k-$140k+
