Job Description
The Project Manager monitors residential job sites for compliance with rules and regulations. Additionally, the Project Manager oversees the planning, reviewing, scheduling, and completion of engineering and architectural projects.
SPECIFIC DUTIES (INCLUDING BUT NOT LIMITED TO)
- Manages projects involving waterlines, roadways, storm sewer systems, drainageways, buildings and sanitary sewer systems.
- Follows direction of the Vice President of Public Works and Utilities and the policies set by the Ocean Reef Community Association (ORCA) Board of Directors, and the Architectural Committee.
- Monitors compliance with applicable codes, practices, performance standards, and specifications.
- Works with Monroe County to ensure compliance with the permitting process.
- Reviews building plans to ensure compliance with Monroe County and ORCA requirements.
- Completes reports to be presented to the ORCA Board of Directors and the Architectural Committee.
- Determines project specifications by studying design, requirements, performance standards, and cost estimates.
- Assists Vice President of Public Works and Utilities in preparing budget for ORCA and North Key Largo Utility (NKLUC).
- Develops the project objectives by reviewing project proposals, schedules and plans.
- Prepares project status reports by collecting, analyzing, and summarizing information and makes recommendations for corrective action, as needed.
- Coordinates engineering and architectural projects with outside consultants.
- Manages Capital Improvement Projects in a timely manner to meet deadlines and budget.
- Performs overall quality control of the work performed by outside consultants and regularly reports on the project status. Initiates appropriate corrective action, as needed.
- Additional duties may be assigned as needed.
QUALIFICATIONS
- Knowledge of engineering, architecture and construction.
- Skill in preparing budgets, planning, skill in operating relevant tools and equipment.
- Proficient in the use of Computer Aided Design and Drafting (CADD) software, preferred.
- Ability to prepare and analyze comprehensive reports.
- Ability to carry out assigned projects to their completion.
- Ability to communicate effectively verbally and in writing.
- Ability to establish and maintain effective working relationships with ORCA employees and homeowners.
- Strong organizational and analytical skills.
- Ability to respond to inquiries, research discrepancies, and resolve complaints.
- Ability to organize tasks and meet deadlines.
- Ability to exercise prudent judgment and decision-making.
- Ability to use a calculator with reasonable speed and accuracy.
- Ability to sit in one place for prolonged periods of time.
- Ability to lift and carry a 20-pound box.
EDUCATION AND EXPERIENCE
Education: Bachelor’s or Associate’s Degree from an accredited College or University in Civil Engineering, Construction Administration or a closely related field is required.
Experience: Three (3) to Five (5) years of experience as a Project Manager is preferred. Substantive related experience may be considered in lieu of the educational requirement.
Licenses, Certificates, or Other: None
Any combination of the above education and experience sufficient to perform the essential duties of the Project Manager position will be considered.
