PROJECT MANAGER - RESIDENTIAL CONSTRUCTION
OVERVIEW
Our premier construction organization is seeking a high-caliber Project Manager to spearhead operations within our growing Raleigh, NC and Triad Division. This role functions as an end-to-end project owner, holding full accountability for project performance across scope, quality, schedule, and cost. We are looking for a detailed-oriented, honest leader with a strong work ethic who can establish cohesive relationship architectures with crews and clients while driving a culture of continuous improvement in a fast-paced environment.
CORE RESPONSIBILITIES
Strategic Field & Project Leadership (travel to field sites daily)
- Project Performance: Take absolute accountability for the complete project lifecycle, ensuring all builds hit strict deadlines, remain within budget parameters, and exceed company quality standards.
- On-Site Management: Travel daily to multiple active construction jobsites to supervise field operations, resolve issues in real time, and maintain high standards of safety compliance.
- Safety Culture: Enforce strict safety protocols aligned with OSHA guidelines to provide a positive, engaging, and risk-mitigated work environment.
Subcontractor & Resource Logistics
- Relationship Architecture: Engage daily with customers, subcontractors, and suppliers to establish trust, manage expectations, and coordinate complex production schedules.
- Crew Accountability: Direct and audit subcontractor performance to ensure trades perform work safely, on time, and up to technical specifications.
- Supply Chain Efficiency: Expedite material and equipment deliveries according to master project schedule requirements to eliminate jobsite downtime.
Financial Stewardship & Administration
- Margin Optimization: Deeply analyze and understand the scope of each individual project to track, audit, and document real-time expenses and revenue.
- Invoice Governance: Review, verify, and approve incoming material and equipment invoices against predefined project budgets to control costs.
- Conflict Management: Proactively resolve scheduling conflicts, scope disputes, and change order discrepancies with subcontractors and clients to maintain project momentum and protect margins.
QUALIFICATIONS & SKILLSRequired Experience & Licensing
- Construction Background: 2-4 years of hands-on construction experience or 1-2 years experience with a Bachelors Degree in Construction or related degree
- Licensing: Valid Driver's License with a clean driving record (Required for daily multi-site travel).
- Technical Literacy: Basic computer proficiency (Microsoft Office Suite/Internal Tools) and solid mathematical skills for cost and margin tracking.
- Operational Capabilities: Superior organizational skills with a proven ability to multitask, manage changing priorities, and hit rigid deadlines.
- Communication & Character: Exceptional verbal communication skills, strong relationship-building capabilities, and an absolute commitment to honesty and utmost integrity.
