Property Maintenance Technician

Schedule: 9AM-5PM / Monday- Friday

POSITION SUMMARY:Our client is seeking a dependable and skilled Maintenance Technician to handle the day-to-day maintenance needs of an assigned apartment community. This role is a critical part of the Maintenance team and contributes directly to resident satisfaction and the overall presentation of the community.

KEY RESPONSIBILITIES: Handle the day-to-day maintenance needs of the assigned apartment community Respond promptly to routine service requests from residents, including minor plumbing, electrical, and general repairs Maintain the community"s curb appeal by regularly removing trash and debris from common areas Assist with the make-ready process for vacant apartments, ensuring units are prepared for new residents Provide excellent customer service and maintain a professional demeanor with residents and coworkers Participate in after-hours on-call rotation for emergency maintenance issues

PHYSICAL REQUIREMENTS: Regularly required to stand, walk, and use hands to handle tools and materials Must be able to stoop, kneel, crouch, or crawl as needed Must be able to lift/move:o* Up to 10 pounds regularlyo* Up to 25 pounds frequentlyo* Up to 50 pounds occasionally Must have visual abilities including close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus

WORK ENVIRONMENT: Regularly works outdoors in various weather conditions Frequently exposed to cold, wet, and/or humid environments Occasionally works near moving mechanical parts and at heights Noise level is typically moderate

ADDITIONAL INFORMATION:This position requires participation in an on-call rotation for after-hours maintenance emergencies.
