About Good Life Good Life Maintenance is a growing sister-company to Good Life Property Management a residential property management company serving individual and small-portfolio rental property owners across Southern California. We value people who care deeply, execute relentlessly, and grow into leadership through responsibility, not titles.The Role:We are seeking a hands-on, highly accountable Maintenance Supervisor to build and lead our property maintenance operations from the ground up. This person is going to elevate our operations and be capable of building it the right way- with strong systems, a great team, and a culture we are proud of, ensuring work gets done quickly and right the first time. This is not a call-taker role. You are a true leader, a wrench in one hand and a scorecard in the other — equally comfortable building and creating systems, workflows and operating rhythms and hiring, coaching, scheduling, developing your team while staying hands-on enough to jump in when it matters. A CSLB Class B license is highly preferred — it unlocks your ability to self-perform and oversee a broader scope of work, along with compliance awareness and saving the company contractor markups so we can take care of our owners and tenants.Job DutiesOperations & Systems

Build the maintenance business infrastructure from the ground up
Create systems for scheduling, dispatching, work order management, and communication
Implement workflows, tools, and KPIs that drive efficiency and accountability
Establish operating rhythms including weekly scorecards and performance reviews
Continuously improve systems to support scalability and growth

Team Leadership

Hire, coach, and develop a high-performing maintenance team
Lead maintenance technicians, dispatchers, and administrative support staff
Set clear expectations, performance standards, and accountability structures
Build a strong culture focused on professionalism, ownership, and improvement

Service & Customer Experience

Own the maintenance experience for residents and property owners end-to-end
Ensure work orders are completed efficiently, professionally, and with high quality
Improve response time, communication, and service reliability
Monitor customer feedback and continuously improve service delivery

Partnership & Growth

Build a strong operating partnership with Good Life Property Management
Align maintenance operations with company goals and growth strategy
Scale the maintenance team as demand increases
Identify opportunities to expand services and improve margins
Performs other duties as assigned.

QualificationsRequired

Proven leadership experience in a field-based or service environment
Experience hiring, coaching, and managing teams
Strong operational and systems-building mindset
Ability to own outcomes and make decisions independently
Excellent communication and organizational skills

Strongly Preferred

Experience in maintenance, facilities management, construction, or field services
Experience leading a team or department
Experience improving systems or operations within a growing organization
Familiarity with EOS or similar operating systems

Licensing

Preferred: Active California contractor license and ability to serve as the company’s RMO
Alternatively: Comfortable operating alongside a contracted licensed RMO

Note: This role focuses on leadership and operations, not performing technical maintenance work.Success in This RoleSuccess in this role means building a maintenance operation that is efficient, reliable, and scalable.Key indicators of success include:

Achieving ~20% operational profitability
Maintaining 80%+ billable field hours
Average maintenance work order completion of approximately 3 days
Strong resident and owner feedback

Position Details: This is a full-time salaried (exempt) position (40+ hours/week). 8:30am-5pm pst, Monday-Friday. This position is hybrid in-office and remote/field service. Pay: The range of pay for this California-based position is $110,000-$120,000 annually. Incentive Compensation: From $15,000-$25,000 in addition to base compensation depending on performance. The actual compensation offer will carefully consider a wide range of factors including your skills, qualifications, experience, and location. Supervisory: Supervises a team of maintenance technicians. Physical Requirements: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; sit; walk; use hands to finger, handle or feel; and reach with hands and arms for extended periods of time. The employee is regularly required to push, move, lift or otherwise bear 50+lbs. Ability to operate a vehicle daily and travel between multiple properties. Applications may include but are not limited to repetitive work using a computer keyboard, mouse and headphones while sitting and/or standing at an assigned work desk area.Work Environment: The employee works primarily field-based, traveling between residential properties, job sites, and occasional office settings. Work performed both indoors and outdoors in varying weather conditions.
