ECP's in-house management and leasing staff work with a variety of third-party brokers and property management groups to execute defined operating and investment objectives.

We are seeking an experienced Assistant Property Manager with three to five years of experience in the role who is ready to advance to the next step, or a Property Manager with two to three years of experience.  The ideal candidate will have most of their experience managing office properties.

Job Title:                   PROPERTY MANAGER       

ACCOUNTING FUNCTIONS

  • Administer budgets in accordance with approved guidelines
  • Review and approve accounts payable
  • Prepare executive summaries for monthly financial reports
  • Prepare monthly variance reports
  • Prepare annual budgets and semi-annual or more frequent reforecasts
  • Prepare CAM and escalation worksheets as basis for billing statements
  • Prepare lease abstracts and/or review those prepared by PA
  • Review rent rolls and stacking plans for accuracy
  • Review accounts receivable and pursue delinquent tenant accounts

ADMINISTRATION

  • Supervise all aspects of managing the property
  • Nurture effective relations with vendors and/or recommend replacement services
  • Prepare or review all legal notices – default, NNR, etc.
  • Supervise daily activities of all on-site management staff
  • Keep Director of Property Operations (DPO) apprised of all significant activity at the property

MAINTENANCE

  • Conduct or review regular property inspections and develop associated action plans
  • Develop and maintain policies to ensure required repairs and maintenance
  • Develop and maintain tickler system for recommended capital replacements
  • Supervise in-house and third-party engineering personnel
  • Set priorities for engineering staff with assistance of Director of Engineering
  • Review and accept/reject proposals by others for routine repairs and improvements
  • Solicit proposals for capital improvements and major repairs and present for approval
  • Ensure ongoing curb appeal of property to maximize rent potentials

LEASING/TENANT RETENTION

  • Develop and maintain good tenant relations
  • Ensure that lease terms are administered properly and on time
  • Respond to tenant inquiries and problem calls beyond the scope of other staff
  • Develop promotional programs to enhance tenant retention
  • Coordinate property management needs with third party broker’s or internal Leasing Director’s marketing activity

  • Some basic accounting experience
  • Knowledge of general office administration
  • Intermediate computer skills: Microsoft Word, Outlook, Adobe Acrobat and Internet software
  • MRI experience is desirable, not required

COMPETENCIES/EXPERIENCE REQUIRED:

  • 4+ years in CRE industry, specifically with multi-tenant office properties
  • Demonstrated ability to communicate effectively across all levels of employees and corporate management
  • Firm understanding of leasing concepts and ability to partner with brokers to oversee leasing activity for property
  • Demonstrated ability to supervise others positively and effectively

PAY TRANSPARENCY

This job posting may span more than one career level.

In addition to base salary, this job may be eligible to participate in our corporate discretionary bonus program, and depending on the position offered, it may also be eligible to receive a commission. We set standard base pay ranges for all roles based on function, level, and geographic location, benchmarked against similar industry companies. Final offer amounts are determined by multiple factors including skills, depth of work experience and relevant licenses/credentials, and may vary from the amounts listed below.

The base pay range for this position is:  $120,000.00-$130,000.00 (DOE) + Bonus
