Join our team as a Property Manager at Gorman Homes!
Gorman Homes Office, located in Milwaukee's Sherman Park neighborhood, is a unique scattered-site portfolio of 430 units across the greater Milwaukee area. We are seeking a strong, service-driven leader who is ready to make an impact in a dynamic environment while supporting residents through affordable housing programs.
What You'll Do
Oversee all day-to-day operations across a large scattered-site portfolio to meet financial and operational goals
Lead, coach, and develop on-site team members while ensuring proper staffing and performance
Manage property budgets, monitor expenses, and report on financial performance and variances
Drive rent collection efforts, oversee accounts receivable, and manage delinquency and eviction processes
Ensure compliance with affordable housing programs and collaborate with internal teams on all required reporting and certifications
Conduct property inspections and ensure homes meet standards for safety, cleanliness, and curb appeal
Coordinate with maintenance teams and vendors to ensure timely and cost-effective repairs and capital projects
Build strong relationships with residents, handle escalations professionally, and deliver excellent customer service
What You'll Bring
3+ years of property management, leasing, or related experience
Experience working with affordable housing programs (e.g., LIHTC, Section 8, or similar)
Prior leadership or supervisory experience preferred
Strong financial acumen with experience managing budgets and reporting
Excellent communication and customer service skills, with the ability to de-escalate challenging situations
Comfort working across multiple sites, including in more complex or higher-need neighborhoods
Valid drivers license and proof of vehicle liability insurance
Ability to build trust with a diverse resident population and maintain professionalism in all interactions
Proficiency with Microsoft Office and property management systems
Compensation & Benefits
Competitive base salary starting at $65,000-$75,000 annually
