Disposition & Property Manager

Carolina First Home | Greenville, SC | In-Person | $90,000–$110,000 Total Compensation

THE OPPORTUNITY

We're looking for a Disposition & Property Manager to own our transaction pipeline, lead a small team, and keep our growing portfolio running smoothly. This is a high-accountability, high-impact role at a company that is actively scaling.

Right now, our Head of Operations handles dispositions, property management, and team oversight simultaneously. That changes when you join. You'll take ownership of managing transactions, directing admins and sales staff, and making sure nothing falls through the cracks as we grow from 100 to 225+ properties.

WHAT YOU'LL DO

Dispositions & Transactions (approx. 50% of role):

  • Manage 10–13+ real estate transactions per month from contract through closing
  • Oversee MLS listings, coordinate with listing agents, and manage transaction documentation
  • Ensure checklists are completed, documents are uploaded, and closings happen on schedule
  • Coordinate photographers, lawn maintenance vendors, and marketing for available properties
  • Monitor pricing, market feedback, and timelines for properties listed for sale
  • Communicate regularly with leadership regarding property performance and sales progress

Team Oversight (approx. 30% of role):

  • Direct and hold accountable 2 administrative staff and 2 sales team members
  • Review work product, enforce KPIs, and provide direction on priorities
  • Oversee SOP development and ensure team adherence to documented processes (Trainual)

Property Management (approx. 20% of role):

  • Manage a portfolio of ~10 traditional rentals within a 100-property lease-to-own portfolio
  • Issue non-payment notices and coordinate tenant communications as needed
  • Oversee property condition and maintenance post-handoff from Construction PM

Requirements

WHAT WE'RE LOOKING FOR

Required:

  • 4+ years of management experience (team leadership, not just individual contributor)
  • Experience in real estate operations, property management, or transaction coordination
  • Bachelor's degree (minimum)
  • Highly organized with strong attention to detail and follow-through
  • Comfortable managing multiple transactions and priorities simultaneously
  • Tech-savvy; learns new tools without handholding (Google Workspace, CRM, PM software)
  • Self-starter who thrives in a fast-growing, startup-stage environment
  • Located in or able to commute to Greenville, SC; this is an in-person role

Preferred:

  • Real estate license (nice to have, not required)
  • Spanish language fluency (85% of our clients are Spanish-speaking, this is a significant advantage)
  • Experience with lease-option or seller financing transaction structures (trainable if not)
  • KPI management experience, setting targets and holding a team accountable to them
  • Familiarity with Trainual or similar SOP/documentation platforms

Benefits

COMPENSATION & BENEFITS

  • Base Salary: $80,000
  • Transaction Bonus: $125 per transaction (at current volume of 10–13/month, this adds $15,000–$19,500/year immediately)
  • Quarterly Performance Bonus: additional bonus for hitting or exceeding company targets
  • Total Compensation: $90,000–$110,000
  • Health insurance premium reimbursement (up to $600–$700/month) after 90-day probationary period
  • 401(k) with 3% company match after 90 days for W2 employees

ABOUT CAROLINA FIRST HOME

Carolina First Home is a real estate investment company helping individuals and families achieve homeownership through flexible solutions like lease-to-own and seller financing. For over 10 years, we've created paths to ownership for buyers who don't qualify for traditional loans. Our portfolio currently includes approximately 100 properties and we are scaling aggressively toward 225–250 properties over the next three years, and we need the right person to help us get there.

WORK ENVIRONMENT

This role is based in person at our downtown Greenville office near Falls Park on the Reedy. Our team and clients regularly meet here for closings, so having someone present in the office is an important part of the role.

The schedule is primarily weekdays, with occasional weekend hours for sales closings when needed. When weekend support is required, we’re flexible and can offer a lighter or flex day, typically on Friday.
