Job Description
Immediate need for a talented Real Estate Financial Analyst – Lease & Occupancy Costs. This is a 06+ Months Contract opportunity with long-term potential and is located in New York City, NY(Hybrid). (Benefits vary by vendor and assignment.) Key Responsibilities:
- Real Estate & Lease Financial Analysis
- Analyze monthly Profit & Loss (P&L) performance across a large portfolio of retail and corporate office locations.
- Analyze and monitor lease and occupancy-related expenses, including:
- Base rent
- CAM / Common Area Maintenance
- Property taxes
- Utilities
- Insurance
- Maintenance
- Other lease and occupancy expenses
- Review lease-related financial data and identify trends, anomalies, risks, and cost-saving opportunities.
- Analyze the financial impact of lease renewals, relocations, new locations, store closures, and other real estate decisions.
- Partner with Real Estate and Lease Administration teams to understand the financial implications of lease activity.
- Identify opportunities to improve cost efficiency across the real estate portfolio.
- Budgeting, Forecasting & Variance Analysis
- Support annual budgeting and quarterly forecasting for lease, occupancy, real estate, and construction expenses.
- Perform Budget vs. Actual analysis and investigate significant variances.
- Develop financial forecasts and scenario analyses for real estate-related expenses.
- Explain changes in spending, forecast movements, and financial performance to Finance and business leadership.
- Support long-range financial planning for the real estate portfolio.
- Develop financial models to evaluate the financial impact of real estate initiatives.
- Construction & Capital Spending
- Analyze construction, remodel, tenant improvement, and new-location expenditures.
- Track project spending against approved budgets and forecasts.
- Partner with Construction and Real Estate teams to identify cost overruns and financial risks.
- Provide financial analysis supporting new store development, remodels, relocations, and other capital projects.
- Monitor actual spending, commitments, forecasts, and remaining project budgets.
- Executive Reporting & Dashboards
- Prepare monthly, quarterly, and annual financial reporting packages for Finance leadership and executives.
- Develop dashboards and reporting that clearly communicate:
- Lease expenses
- Occupancy costs
- Construction spending
- Budget vs. Actuals
- Forecasts
- KPIs
- Cost trends
- Financial variances
- Present financial insights and recommendations to Finance leadership and cross-functional business partners.
- Automate recurring reporting and analysis using Excel, Power BI, SQL, and other reporting tools.
- Purchase Orders & Monthly Accruals
- Create and manage Purchase Orders (POs) associated with vendors and real estate/construction-related expenditures.
- Support the monthly accrual process in partnership with Accounting.
- Review invoices, expenditures, commitments, and supporting documentation for accuracy.
- Reconcile financial information and investigate discrepancies.
- Partner with Accounting to ensure expenses are properly allocated and reported.

- Bachelor's degree in Finance, Accounting, Economics, Business, Real Estate, or a related discipline.
- 3+ years of experience in Financial Analysis, FP&A, Corporate Finance, Real Estate Finance, or a related field.
- Direct hands-on Real Estate / Lease financial experience is required.
- Experience analyzing lease expenses, occupancy costs, rent, CAM, property taxes, utilities, or other real estate-related expenses.
- Strong experience with:
- Financial analysis

- Variance analysis
- Financial modeling
- Advanced Microsoft Excel skills.
- Strong analytical and problem-solving abilities.
- Ability to work with large datasets and multiple financial/operational systems.
- Strong written and verbal communication skills.
- Ability to communicate financial findings clearly to Finance and non-Finance stakeholders.
- Experience supporting retail real estate, corporate real estate, commercial real estate, or multi-location operations.
- Experience with lease administration or lease accounting systems.
- Experience with Power BI and executive dashboard development.
- SQL experience for financial/data analysis.
- Experience with ERP/financial systems such as SAP, Oracle, PeopleSoft, or similar platforms.
- Experience with construction finance, capital expenditures, remodels, or new-site development.
- Experience managing Purchase Orders and vendor-related financial activity.
- Experience with monthly accruals and financial reconciliations.
- Experience partnering directly with Real Estate, Facilities, Construction, Procurement, or Lease Administration teams
