Overview
The Residential Maintenance Technician is responsible for performing a variety of skilled and semi-skilled tasks necessary to maintain and repair residential properties, ensuring a safe, clean, and comfortable living environment for residents. This position requires excellent troubleshooting skills, and a commitment to prompt and high-quality service. The technician will handle routine repairs, preventative maintenance, unit turnarounds, and respond to maintenance requests.
General Maintenance and Repairs
- Perform routine and preventative maintenance on residential units and common areas.
- Diagnose and troubleshoot issues related to plumbing, electrical, HVAC, and structural components.
- Execute repairs including, but not limited to, patching drywall, painting, minor carpentry, door and window repairs, and appliance repair/replacement.
- Respond promptly to maintenance requests (work orders) submitted by management, completing tasks efficiently and professionally.
Plumbing
- Repair or replace leaky faucets, toilets, and water heaters.
- Clear clogged drains and sewer lines.
- Install or repair plumbing fixtures.
- Coordinate with licensed contractors for major repairs or installations as necessary.
Electrical
- Replace light fixtures, switches, outlets, and ballasts.
- Troubleshoot and repair minor electrical issues, ensuring compliance with safety codes.
- Perform circuit breaker resets and diagnostics.
- Coordinate with licensed contractors for major repairs or installations as necessary.
HVAC
- Perform routine checks and preventative maintenance on heating and air conditioning systems (e.g., filter changes, coil cleaning).
- Diagnose and perform minor repairs to HVAC units.
- Coordinate with licensed contractors for major repairs or installations as necessary.
Fleet Maintenance
- Perform routine checks and preventative maintenance on company vehicles (e.g. oil changes, fluid levels, tire pressure, lights).
- Coordinate minor repairs and ensure vehicles are kept clean and in good working order.
- Schedule and coordinate with external vendors for major vehicle repairs and inspections.
- Maintain accurate records of vehicle maintenance, mileage and repair costs.
Safety and Compliance
- Ensure all work is performed in a safe manner, adhering to all applicable local, state, and federal safety regulations (OSHA).
- Maintain accurate records of maintenance performed, materials used, and service request completion.
- Monitor and maintain inventory of maintenance supplies and tools.
- Participate in safety training and follow established safety protocols.
Qualifications
- Must be at least 18 years of age.
- Must have and maintain a valid driver’s license in good standing and be able to be an approved driver under the company’s liability insurance coverage.
- Must pass a comprehensive background check (local, state, and federal) and drug screening.
- Must have a minimum of a high school diploma or equivalent.
- Must be able to give and receive feedback in a professional manner.
- Must be proficient in reading, writing and speaking English.
- Minimum of 2-5 years of experience in property maintenance, apartment maintenance, or a related field (e.g., general contracting, facilities maintenance), preferred.
- Must have basic maintenance tools to use on the job.
Working Conditions and Physical Demands
- Must be able to lift at least 100lbs, bend, twist and stand for long periods.
- Must be able to get in and out of vehicles, go up and down stairs and ladders.
- Must be able to traverse in home, office and community settings.
