Serves as the dedicated safety partner across affordable, student, and military housing portfolios, as well as active construction sites, working in close coordination with an internal risk management team and site workforce. This role is responsible for conducting safety audits, leading OSHA compliance, analyzing general liability and property exposures, and driving enterprise loss control programs. Requires up to 70% travel during the first year, tapering to 40–50% in subsequent years.

Principal Responsibilities

  • Provides safety training and leads the development and enhancement of safety training programs for a real estate development client, supporting a site workforce of 3,000 employees.
  • Conducts thorough safety, general liability, loss control, and OSHA compliance audits across 597 communities and active construction sites spanning 39 states, and the U.S. Virgin Islands.
  • Evaluates physical site conditions for general liability risks, slip-and-fall hazards, and property damage exposures (fire/flood), capturing photographic evidence to outline existing controls and corrective action necessary to maintain account profitability.
  • Prepares in-depth analytical reports and collaborates with community management teams to ensure field recommendations and corrective measures are systematically executed and documented.
  • Manages scheduled audit visits for military and student housing portfolios while delivering responsive, on-call loss control consulting for affordable housing communities.
  • Assists the client in establishing and refining an effective Loss Control Program geared toward reducing the frequency and severity of workers' compensation, general liability, and property claims.
  • Actively involved in day-to-day management of workers’ compensation claims throughout the company.
  • Maintains technical understanding in construction, life safety, fire protection, and industry regulations affecting multi-family real estate development and property management.
  • Compiles mandatory annual OSHA summaries, maintains regulatory logs, and interacts with OSHA and other regulatory bodies on behalf of the client.
  • Responds to client locations to assist with accident scene response to aid in minimizing loss frequency, severity, recurrence, and for possible subrogation.
  • Partners with an internal risk management team and attends claim reviews alongside the Conner Strong & Buckelew Claim Advocacy team, while accompanying insurance carrier loss control representatives during site visits.
  • Provides technical assistance outside normal survey activities at the request of client leadership, internal risk control teams, and cross-functional partners.

Requirements

  • Effective public speaking, presentation, training, and oral/written communication skills.
  • Strong diplomatic and interpersonal skills to build effective working relationships with internal teams, regional leadership, and external regulatory bodies.
  • Computer proficiency and working knowledge of MS Office for creating photo-documented reports.
  • Effective organizational, follow-up, delegation, and project management skills.
  • Must be capable of maintaining a flexible schedule and have the ability to work independently.
  • Ability to travel up to 70% during Year 1 (including travel across the country and the Virgin Islands), with travel requirements reducing to 40–50% in subsequent years.
  • Valid Driver’s License.
  • Authorized to work in the United States on a full-time basis without Company sponsorship.

Specialized Knowledge or Licenses

  • Bachelor’s degree in a related field with at least 10 or more years of experience in Construction Safety Management, Real Estate Development Safety, or Safety Consulting.
  • Background in managing risk and safety programs across multi-family real estate, affordable housing, student housing, military housing, or active construction portfolios.
  • Deep knowledge of OSHA regulations, workers’ compensation oversight, general liability prevention, and property loss controls.
