Job Description

As a PM Senior Director, you will be responsible for the leadership and day-to-day management of teams providing management services to corporate or investor clients. This key leadership role may also include responsibilities for the leadership of PM services in a geography, region, or market.

Essential Duties and Responsibilities

  • Direct client relationship management program at the market level; serve as key client relationship agent with regular contact to ensure asset, fund, and company objectives are actively addressed.
  • Ensure teams respond to client and tenant issues promptly and follow through to successful resolution; act as point of escalation for complex client issues requiring diplomacy and business acumen.
  • Provide support and guidance to Director(s) and teams in the field on reporting, escalations, and compliance related to financial policies; prepare and submit reports on internal PM business performance.
  • Direct and control preparation of annual budgets for operating and capital expenses; support Managing Director in preparing the market administrative budget.
  • Direct and track completion of CAM/OpX reconciliations in the market in accordance with deadlines; coordinate with accounting teams and report to Managing Director.
  • Direct lease administration activities across the assigned market, portfolio, or account; coordinate with accounting and lease administration to ensure process quality and appropriate controls.
  • Direct sourcing and procurement activities across the assigned market; oversee vendor contract compliance and consolidated sourcing activities.
  • Provide formal supervision to assigned teams; approve staffing and HR recommendations; manage succession planning; cultivate prospects for future leadership.
  • Directs quality control program to ensure proper maintenance and inspection of properties in the market; conducts random administrative and physical inspections.
  • Drives strong results from direct reports by providing appropriate work direction, strategic guidance, and performance management.
  • Perform other duties and responsibilities as assigned.

Qualifications

  • Bachelor's degree (BA/BS) with 10-15 years of related experience.
  • Real Estate License required where mandatory by local regulation. Professional designation such as RPA, CPM, or CCIM preferred.
  • Intermediate to advanced skills with Microsoft Office Suite, including Excel. Knowledge of Yardi or MRI and Kardin preferred. AP and CMMS proficiency required.
  • Experience with commercial office, retail, and industrial properties required. Expert working knowledge of leases, contracts, financial instruments, property taxes, and construction required.
  • Expert knowledge of financial terms and principles; ability to forecast, prepare budgets with long-term capital plans, prepare pricing models for new business, and report on business segment performance.
  • Excellent written and verbal communication skills; strong interpersonal and analytical skills; demonstrated organizational leadership experience.
  • Demonstrated organizational leadership experience and skills to empower teams to achieve a broad range of client and company objectives.
