Job Description

At Compass, our mission is to help everyone find their place in the world. Founded in 2012, we're revolutionizing the real estate industry with our end-to-end platform that empowers residential real estate agents to deliver exceptional service to seller and buyer clients.

About the Role

Compass is looking for a strategic, high-performing Senior Manager of Corporate Real Estate Transactions to oversee and optimize a dynamic segment of our 1,000+ location national office portfolio. This role acts as a critical business partner, working alongside regional leaders to ensure our physical workplace strategy accelerates agent success while aligning with corporate financial goals.

You are someone who thrives on complete transaction ownership - from initial market underwriting and site selection through final lease execution. You bring a rigorous financial mindset to portfolio optimization, lease restructurings, and renewals, serving as a powerful voice in how Compass scales its physical footprint.

Key Responsibilities

  • Transaction Execution: Lead the end-to-end transactional lifecycle, including site identification, LOI drafting, and final lease negotiation for new locations, renewals, expansions, and downsizings.
  • Financial Underwriting: Conduct detailed financial analyses, creating comparative lease models and business cases to present to executive leadership.
  • Portfolio Optimization: Continuously evaluate portfolio performance and market trends. Proactively identify opportunities for rent reduction, space optimization, and strategic relocations to maximize cost efficiencies.
  • Critical Date Management: Maintain absolute oversight of the portfolio timeline, ensuring options (renewal, termination, contraction) are executed strategically and well ahead of deadlines.
  • Cross-Functional Leadership: Partner seamlessly with internal Legal, Finance, Workplace Design, and Construction teams, as well as external broker networks, to drive project delivery on time and within budget.
  • Stakeholder Management: Build strong consensus and alignment with regional presidents and business leaders, translating complex real estate data into clear, actionable executive presentations.

What We're Looking For

  • Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
  • 5-7 years of corporate commercial real estate experience, with a heavy emphasis on multi-location office or retail portfolios.
  • Demonstrated expertise in independently negotiating commercial leases, amendments, and complex legal provisions.
  • Strong financial acumen with deep experience in commercial lease economics, both operating and capital costs.
  • Deep familiarity with West Coast/California commercial real estate markets is highly preferred.
  • Exceptional communication and relationship-building skills; comfortable navigating a collaborative, fast-paced corporate culture.
  • Willingness to travel as required by portfolio needs.

Compensation: The base pay range for this position is $165,000-$185,000 however, base pay offered may vary depending on job-related knowledge, skills, and experience. Bonuses and restricted stock units may be provided as part of the compensation package, in addition to a full range of benefits. Base pay is based on market location. Minimum wage for the position will always be met.

Perks that You Need to Know About:

Participation in our incentive programs (which may include eligible cash, equity, or commissions). Plus paid vacation, holidays, sick time, parental leave, and recharge leave; medical, tele-health, dental and vision benefits; 401(k) plan; flexible spending accounts (FSAs); commuter program; life and disability insurance; Maven (a support system for new parents); Carrot (fertility benefits); UrbanSitter (caregiver referral network); Employee Assistance Program; and pet insurance.
