We are seeking a Senior Project Manager to lead a flagship, multi‑phase luxury residential development in Tinton Falls, New Jersey. This individual will drive a high‑profile, $200M+ ground‑up project from conception through completion while leading the on‑site team and collaborating directly with an established New York-based developer.

Description
- Project Management: Lead the ground‑up execution of a multi‑phase luxury residential development from pre‑construction through turnover.
- Safety Compliance: Serve as the on‑site leadership presence, actively overseeing all daily activities, field operations, and project milestones.
- Schedule Management: Oversee project scheduling, budget tracking, procurement, subcontractor coordination, and risk management.
- Documentation: Utilize Procore and MS Project to monitor progress, maintain documentation, and ensure transparency with internal and external stakeholders.
- Quality Control: Ensure strict adherence to quality standards and deliverables for both the affordable housing phase and the luxury townhome/condo phase.
- Team Leadership: Drive continuous communication between the field, office, and executive leadership to maintain alignment across project phases.
Profile
The ideal Senior Project Manager will bring:
- 10+ years of experience managing ground‑up luxury residential projects, with full lifecycle ownership as a lead PM.
- Strong preference for New Jersey construction experience-deep knowledge of local building codes, processes, and subcontractor relationships.
- Openness to candidates with NYC luxury residential experience, given the comparable complexity.
- A hands‑on leadership style: confident managing people but equally comfortable being present on‑site every day.
- Strong technological proficiency (Procore, MS Project) and comfort working in a modern, fast‑paced environment.
- No degree requirement-attitude, experience, and capability matter most.
- Ability to thrive within a culture that values collaboration, communication, and proactive problem‑solving.
