Location: Newport Beach, CA (projects across Orange County; on-site with occasional office touchpoints)

Zero West House, Inc. is an elevated residential design-build company in coastal Orange County. We build design-forward custom homes and major renovations where the finish level matters and the client experience matters just as much. We're hiring a Site Superintendent who can own the field--daily planning, trade coordination, quality control, schedule discipline, and jobsite professionalism--so our projects run clean and our standard stays high.

This role is for someone who can lead trades confidently, see problems early, keep the site organized, and deliver work that holds up under close inspection.

The Role

You'll be the day-to-day field leader on assigned residential projects. You'll drive the schedule, enforce quality, coordinate trades, manage inspections, and maintain a tight, professional jobsite. You'll work closely with the Project Manager and design team to protect design intent and keep the build moving with clarity and accountability.

What You'll Do

Field Leadership + Schedule Control

• Run the daily jobsite plan: sequencing, manpower coordination, and daily priorities
• Maintain weekly look-aheads and coordinate trade schedules to prevent downtime
• Lead jobsite meetings and keep all trades aligned on expectations and dates
• Track progress and flag schedule risks early with solutions, not excuses

Quality + Detail Execution

• Set and enforce quality standards across all scopes (framing to finish)
• Protect design intent and ensure details are executed the way they were drawn/approved
• Manage punch lists continuously (not at the end) and drive clean closeouts
• Identify deficiencies early, communicate clearly, and ensure corrections happen fast

Trade + Material Coordination

• Coordinate subcontractors and suppliers to ensure readiness and correct installsVerify materials are on-site, correct, undamaged, and staged properly
• Support long-lead planning with the PM (windows, doors, stone, millwork, plumbing fixtures, etc.)
• Maintain a clean, safe, professional site--clients should feel confident walking it

Documentation+ Communication

• Provide daily/weekly updates, photos, and field notes (JobTread preferred; training available)
• Support RFIs, change order field validation, and inspections with strong documentation
• Communicate professionally with clients when needed--calm, clear, and solutions-oriented

Requirements

• 5+ years of residential construction field leadership (custom/luxury strongly preferred)
• Strong understanding of residential sequencing, inspections, and finish standards
• Proven ability to coordinate multiple trades and keep production moving
• High level of organization and communication (texts and verbal don't count as a system)
• Comfortable using job documentation tools (JobTread/Buildertrend/CoConstruct/Procore) and photos
• Valid driver's license; ability to travel to OC job sites
• Must meet insurability requirements for driving a company vehicle (if provided)

Pay, Schedule, and Work Conditions

• Job Type: Full-time
• Base Salary Range:$95,000 to $115,000/year (depending on luxury experience and ability to run projects independently)
• Performance bonus potential based on schedule, quality, and closeout execution
• Company vehicle or vehicle allowance (role requires local travel)
