DTSpade Summer FellowshipFixed-Term Independent Contractor (Georgia Salesperson Licensed)DTSpade Specialized Real EstateAtlanta, GA | Summer 2026About the EngagementDTSpade is offering a summer-long fellowship for Georgia-licensed real estate professionals who have completed their junior year at an accredited college or university.This is not an observational fellowship, but a performance-based, real-life opportunity to assist producing brokers, prospect, and gather information in Atlanta.The engagement will begin in May and end in August. Fellows will be 1099 independent contractors. Fellows will determine their own schedule and work structure in order to fulfill assigned deliverables and production objectives. There are no set hours or guaranteed wages.DTSpade will hold the Fellow’s Georgia real estate license during the engagement term and thereafter.Exceptional performance may open the door to future analyst employment within the firm and compensation. This program does not guarantee employment.“This is a season to prove you can produce — not just participate.”Scope of WorkFellows contribute across several areas of brokerage activity:Brokerage & Market Research
  • Ownership and property research
  • Development pipeline analysis
  • Market report preparation
  • Investment sales research support
Prospecting & Business Development
  • Door-to-door outreach (paired or alongside brokers)
  • Prospecting single-tenant property owners
  • Calling withdrawn or expired listings
  • Following up on inbound inquiries
  • Supporting appointment setting
Tours & Market Intelligence
  • Scheduling and facilitating tours
  • Gathering site intelligence
  • Supporting brokers during listing tours
All work is tied directly to active brokerage production.Purpose of the FellowshipThe DTSpade Summer Fellowship is designed to:
  • Provide meaningful research and business development support to active brokers
  • Develop core brokerage skills including prospecting, market research, and deal support
  • Identify future brokerage talent aligned with the entrepreneurial culture of DTSpade
DTSpade operates as a broker-driven firm built by producers. The Fellowship serves as a pathway for identifying individuals who demonstrate long-term potential within that environment.Compensation StructureThis engagement is performance-based and commission-aligned.1. Expense ReimbursementFellows who remain under contract will receive $100 per week as reimbursement for expenses incurred during the program.2. Performance Prize PoolAt the conclusion of the engagement, the brokers who have participated in and been supported by the Fellows will vote on a single contractor based on measurable production, contribution quality, and overall impact during the term (Top Fellow).
  • The Top Fellow distinction recognizes the Fellow who delivered the greatest overall value to the firm during the program.
  • One contractor will be awarded a $3,000–$4,000 performance scholarship funded collectively by participating brokers.
  • Second place contractor will receive a set of steak knives.
  • Final determination shall be made at the discretion of the broker of record based on overall contribution, initiative, and business impact during the Fellowship.
3. Transaction ParticipationIf a transaction closes from work procured by the Fellow/Contractor, then the Fellow/Contractor shall receive a portion (up to 10%) of the total commission collected. Payment is made upon commission receipt and may occur after the engagement period ends.4. Long Term PartnershipHigh-performing Fellows may be considered for future opportunities within the firm, including analyst roles or brokerage positions upon graduation. The Fellowship serves as a primary pipeline for identifying future DTSpade brokerage talent.Performance ExpectationsBecause Fellows operate with flexible schedules, performance is evaluated based on measurable contribution and initiative. Over the course of the program, Fellows are expected to work toward:
    • Stacking 5–10 buildings with ownership intelligence
    • Adding 100+ fully built contacts to the firm CRM (name, company, email, phone, vertical)
    • Participating meaningfully in prospecting efforts
    • Supporting brokers on live assignments
    • Generating at least one viable business opportunity
Training & DevelopmentThe Fellowship begins with a half-day orientation covering brokerage fundamentals, market positioning, prospecting methodology, and systems training. Throughout the summer, Fellows receive ongoing coaching and exposure to live brokerage activity. Learning occurs primarily through applied execution, guided feedback, and exposure to real deal processes.Culture & StandardsDTSpade operates within a producer-driven culture that rewards initiative and accountability. Fellows are expected to operate as junior professionals. Successful Fellows typically demonstrate:

Top Fellow Evaluation FrameworkThe Top Fellow distinction is determined by participating brokers based on the following general criteria:
  • Initiative – willingness to take ownership of assignments
  • Business Impact – contribution to broker pipeline or opportunities
  • Prospecting Effort – outreach volume and creativity
  • Research Quality – usefulness and accuracy of work produced
  • Professionalism – reliability, communication, and teamwork
