Job Description
We're seeking a results-driven Superintendent with proven experience delivering ground-up healthcare or K/12 projects in Florida, $20M+ in value. This role is responsible for the on-site leadership of schedule, safety, quality, and trade coordination from start rough closeout. A successful candidate will have a track record of successfully leading projects through obtaining TCO.Client DetailsOur client is a mid-size GC that has a strong background of healthcare and institutional construction projects throughout the Southeast of the US (Florida, Georgia and the Carolina's). DescriptionKey ResponsibilitiesField Leadership & ExecutionLead daily site operations, supervise foremen and subcontractors, and ensure adherence to project plans, specifications, and means/methods.Develop and manage look-ahead schedules (2-6 weeks), coordinate sequencing, and proactively mitigate delays and constraints.Conduct daily huddles and weekly subcontractor coordination meetings; issue clear action items and follow through to closure.Safety & ComplianceOwn the site safety culture-implement and enforce the project-specific Site-Specific Safety Plan (SSSP), JHAs, toolbox talks, incident reporting, and corrective actions.Ensure compliance with OSHA requirements and the unique infection control and ICRA protocols typical of healthcare construction (even in non-occupied settings when trade activities warrant).Quality ControlImplement the project Quality Control Plan, including first-work inspections, mockups, pre-installation meetings, and punchlist management.Verify installation conforms to drawings, specs, submittals, and manufacturer requirements; coordinate third-party testing and inspections.AHCA CoordinationPlan and prepare for AHCA inspections, including documentation readiness, mock surveys, deficiency tracking, and corrective action closeout.Liaise with the design team, Owner, and AHCA representatives to ensure timely approvals for milestones and occupancy.Schedule & Cost SupportMaintain the master schedule in collaboration with Project Management; identify variances early and drive recovery plans.Protect budget through field-driven value engineering, waste minimization, and efficient sequencing; validate and sign off on manpower and deliveries.Trade Coordination & LogisticsDevelop site logistics plans (hoisting, laydown, access/egress, traffic control, temporary utilities, environmental controls).Coordinate MEPF rough-in and above-ceiling work with tight tolerances common in healthcare projects (e.g., med gas routing, AHU startup, pressure relationships).Stakeholder CommunicationServe as the primary on-site contact for the Owner's rep, A/E team, inspectors, and vendors.Maintain accurate daily reports, photos, RFIs/ASI implementation, and field documentation; support change events with clear field impacts.Closeout & TurnoverDrive substantial completion, punchlist, O&M collation, training, and final AHCA clearance; ensure a complete and clean turnover.ProfileQualifications K12 or healthcare projects completed in Florida at $20M+AHCA: Proven experience planning, managing, and successfully closing AHCA inspections and deficiency resolution on new construction healthcare projects in Florida (Preferred)Technical: Strong knowledge of healthcare building systems (structural, envelope, med gas, nurse call, fire alarm/mass notification, emergency power, isolation rooms, pressure relationships).Safety: Deep understanding of OSHA standards and healthcare-related ICRA/ILSM practices
Tools: Proficient with Procore (or similar), P6/MS Project for schedules, Bluebeam, and general field technology (layout tools, BIM coordination workflows).Leadership: Demonstrated ability to lead diverse trades, hold teams accountable, and maintain a high-performance culture under tight schedules.Education: Bachelor's degree in Construction Management or related field preferred; equivalent field experience strongly considered.
