JPI has an exciting opportunity for a Supply Chain Commercial Specialist to join our Operations Support Center team located in Dallas. The Construction Supply Chain Commercial Specialist is responsible for managing the commercial and contractual aspects of the construction supply chain. This role ensures cost and inventory efficiency, contractual compliance, and strong supplier relationships. The specialist supports project delivery by mitigating commercial risk, executing procurement strategies and continuous improvement processes across the supply chain.

Essential Functions & Responsibilities

Material Procurement and Buyout 

  • Prepare, track, and managesupplier contracts.

  • Preparecontractsandpurchase orderdocuments.

  • Monitor contract performance, ensuring compliance with commercial and contractual obligations.

  • Supportcompletion of all supply chainbuyoutdeliverables .

Vendor Management and Risk Mitigation 

  • Maintain good relationships with key suppliers.

  • Monitor supplier KPIs including contract performance, delivery performance, and service performance.  

  • Reportcontract or delivery risks to Commercial Lead.  

  • Ensure vendors are adhering to the construction delivery schedule.  

Contracts, Change Management and Cost Control

  • Track andmeasurecontractagreement price against budget.  

  • Validatechange ordersto the original contract agreementfor accuracy.  

  • Analyzeinventory data forfinanicialand material consumptionrisk.  

  • Support cost reporting, forecasting and cash flow management.  

Inventory and Delivery Management

  • Assist with inventory controls, receiving, and issuance processes.  

  • Ensure materials are accurately tracked and documented to support routine audits.

  • Report delivery issues, shortages, and damages in coordination with vendors and field teams.

Project Support 

  • Align procurement activities with CPM schedules and construction milestones.

  • Support project teams by proactively addressing material impacts to the critical path.

  • Communicate procurement status, risks, and recovery plans to stakeholders.

  • Assist withPO reconciliation and contract completion.

Technology and SoftwareProficiency

  • Procore 

  • Sage

Education, Work Experience, & Physical Requirements

  • Act as a representative of JPI’s culture and guiding principles  

  • Maintain full-time,inpersoncollaboration (Monday-Friday)

  • Demosntratedaily collaboration with project, field and corporate teams.  

  • Possess working knowledge of construction contracts and project financials.  

  • Degree or equivalent in Construction Management, Commercial Management, Supply Chain, or related discipline.

  • 3–5 years’ experience in construction industries and / or supply chain roles.  

  • Experience in inventory management and procurement.  

  • Knowledge of standard construction contracts. 

Core Competencies

  • Commercial and financial acumen within construction supply chains.

  • Understanding of construction procurement processes.

  • Ability to interpret contracts, pricing structures, and cost models.

  • Goodanalytical, communication, and stakeholder management skills.
