Job Description

POSITION SUMMARY:

This position combines leadership of facilities management, capital planning, construction oversight, asset management, and real estate strategy. The Vice President will work closely with senior leadership, branch executives, Board volunteers, community partners, developers, architects, engineers, consultants, and our real estate development partners to ensure YMCA assets are effectively maintained, strategically leveraged, and positioned to support long-term mission impact and organizational sustainability. This is an elevated and expanded role that reflects the growing complexity of the YMCA's physical portfolio and the organization's commitment to strategic asset stewardship. The position will play a key leadership role in evaluating and advancing opportunities involving property acquisition, disposition, redevelopment, facility expansion, mixed-use development, and strategic growth throughout the Capital Region.

QUALIFICATIONS:

  • Bachelor's Degree in Real Estate, Construction Management, Engineering, Architecture, Urban Planning, Business Administration, Economic Development, or a related field.
  • Minimum of eight years of progressively responsible leadership experience in real estate, asset management, facilities management, construction management, development, or a related field. Candidates with fewer years of experience but a strong record of relevant accomplishment in nonprofit,

public sector, or community development contexts are encouraged to apply;

  • Demonstrated experience overseeing capital projects, property portfolios, and complex development initiatives;
  • Strong understanding of real estate finance, asset management, capital planning, project management, and construction practices;
  • Experience working with multiple stakeholders including boards, government agencies, consultants, developers, and community partners; and
  • Strong leadership, negotiation, analytical, and relationship-building skills.

PREFERRED QUALIFICATIONS:

  • Experience working with nonprofit organizations, healthcare systems, higher education institutions, municipalities, economic development organizations, or community development projects;
  • Experience with public-private partnerships, historic tax credits, grants, incentives, and real estate development financing tools; and
  • Experience overseeing multi-site property portfolios.

PRIMARY RESPONSIBILITIES:

  • Real Estate Strategy: Identify and evaluate opportunities for property acquisitions, sales, redevelopment, partnerships, and asset optimization through market research and financial analysis.
  • Facilities Management: Oversee the maintenance, safety, compliance, repairs, renovations, and long-term care of all YMCA facilities while establishing performance standards and capital plans.
  • Capital Projects: Manage construction and renovation projects by coordinating architects, contractors, consultants, budgets, timelines, and project reporting.
  • Development & Partnerships: Lead real estate initiatives, collaborate with developers and community partners, and represent the YMCA in discussions with municipalities and other stakeholders.
  • Long-Term Capital Planning: Develop and implement facility reinvestment strategies, align capital investments with organizational priorities, and identify funding opportunities such as grants and public financing.
  • Leadership & Collaboration: Serve on the Senior Leadership Team, advise branch leaders on facilities and real estate matters, present recommendations to executive leadership and the Board, and build relationships with community, government, and industry partners.

Overall objective: Lead the YMCA's real estate, facilities, and capital investment strategy to maximize the value of its assets, maintain safe and effective facilities, support organizational growth, and advance the YMCA's mission.
