Employees work where needed, at a job site several days a week and off-site as needed. Employees must work within the state of Colorado on their off-site days. In this position you can expect to work on site at least 3 days per week at or near Denver International Airport. Denver International Airport is looking for a Real Estate Planning Manager to join the DEN Real Estate team. In this dynamic role, you will report to the Senior Vice President of Real Estate Development and lead regional planning efforts to facilitate commercial development of land at Denver International Airport. The DEN Real Estate team is a small and flexible division of DEN, which rewards flexibility and honors individuals' desire to contribute to its overall goals in ways that they enjoy outside of their core responsibilities. This position participates in the coordination and management of the internal and external team required to properly plan for regional real estate development in the Far Northeast area of Denver surrounding Denver International Airport. This position will be integral in helping to establish and manage the strong regional working relationships with Adams County, City of Aurora, Commerce City and other stakeholders in the region. Specifically, as the Real Estate Planning Manager, you will: Plan, coordinate, and manage commercial development projects on DEN's non-aviation land. Represent DEN in negotiations and communications with external partners and agencies, coordinate stakeholder engagement, resolve conflicting interests, and establish and build relationships with various jurisdictions. Prepare layouts and infrastructure plans for development sites. Coordinate market studies, infrastructure planning, and construction activities. Develop and manage budgets, contracts, and reimbursement documents, as well as laying out pro-active budget needs for planning efforts including the engagement of professional service consultant. Issue scopes of work to consultants and manage delivery of their work product, as well as scoping studies, technical reports, and other work products supporting real estate development at DEN. Provide strategic planning advice and policy recommendations on land use and infrastructure. Lead efforts to dynamically map existing and new real estate agreements and development both on and off property. Perform complex research and analysis on planning and development issues, and review and interpret development codes, transportation plans, long range planning documents, and the like. Stay informed on regulations, legislation, and trends affecting airport development. Act as DEN's representative in interactions with business partners and third parties, such as property developers, consultants, neighboring landowners and government agencies, to identify issues and develop solutions. Assist in securing entitlement and permit approval for projects, including but not limited to: site design, use permitting, FAA and City Council approval, and other required governmental processes. Coordinate aspects of land development, including market studies, infrastructure planning, consultant oversight, and construction execution. Develop design guidelines and standards of development on DEN commercial land and monitor development by third parties to ensure adherence to DEN standards, contractual agreements, and timelines. Cooperate across airport divisions as needed to realize project success for Real Estate and related airport functions. What You'll Bring Our ideal candidate has some or all the following experience, skills, and characteristics: Land entitlement, development planning, and/or construction management experience. Urban or master community planning experience. Experience in both private and public sector. Owner's representative role on real estate development projects. 10+ years of professional-level real estate experience performing development management. Experience applying real estate development, land use and project management principles. PMP Certification (not required). Required Minimum Qualifications Education requirements: Bachelor's Degree in Project Management, Engineering, Architecture, Landscape Architecture or a related field. Experience Requirement: Three (3) years of professional project management experience in the related occupational group including planning, managing, and scheduling projects and preparing and reviewing contract documents. Education/Experience Equivalency: One (1) year of the appropriate type and level of experience may be substituted for each required year of post-high school education. Additional appropriate education may be substituted for the minimum experience requirements. License/Certifications: Requires a valid Driver's License at the time of application. Licenses and certifications must be kept current as a condition of employment. Additional Information FBI Background Check: FBI criminal background check is required for all positions at Denver International Airport (DEN). Employees are also required to report any felony convictions and/or moving violations to maintain this clearance and be eligible for continued employment. By position, a pre-employment physical/drug test may be required. Snow/Emergency Duties: Denver International Airport is a 24/7/365 team operation.
