Position Overview:
In this role, you will support and collaborate on matters involving governmental and third-party requests across our real estate portfolio. You will review, analyze, and help negotiate property rights related to public improvement projects, easements, and other land use matters. You will also work closely with internal teams, including Legal and Asset Management, to protect the company's interests and ensure informed, strategic decisions about our properties.
This is a hybrid role, with Tuesday, Wednesday, and Thursdays required in-office.
Key Responsibilities:
Real Estate Review & Negotiation Support
- Assist in reviewing and responding to governmental and third-party property requests (e.g., right-of-way, condemnation, easements).
- Draft and prepare client notices, correspondence, and recommendations under the guidance of senior team members.
- Support negotiations by analyzing proposed compensation, reviewing site impacts, and coordinating with stakeholders.
Research & Analysis
- Research zoning reports, title records, surveys, and local authority documents to identify and assess potential risks or restrictions.
- Track public improvement projects and evaluate their potential impact on portfolio properties.
- Collaborate with legal teams to assess matters, evaluate documentation ,and ensure compliance with local requirements.
Stakeholder Coordination
- Serve as a point of contact for third parties including developers, attorneys, DOT agents, and appraisers.
- Participate in discussions and help coordinate resolutions with impacted parties, clients, and internal teams.
General Real Estate Matters
- Provide support on easement requests, zoning changes, licensing agreements, and other real estate-related issues.
- Conduct preliminary assessments and assist in resolving issues that may affect property use, value, or marketability.
Documentation & Compliance
- Ensure proper documentation of communications and actions in accordance with internal records and policies.
- Assist with the management and organization of real estate files in the company's document system.
Qualifications:
A qualified candidate is typically expected to have:
- 1+ years of commercial real estate experience.
- Strong verbal and written communication skills.
- Proven ability to build relationships and collaborate with internal and external stakeholders.
- Excellent organizational skills, attention to detail, and dependability.
- Proficiency in Microsoft Outlook, Word, and Excel.
- Ability to manage shifting priorities and meet deadlines in a fast-paced environment.
- Strong analytical and critical-thinking skills.
- Bachelor's degree.
Preferred
- Familiarity with public agency processes and real estate documentation.
- Experience supporting negotiations involving easements, right-of-way, or property impacts.
- Demonstrated initiative in identifying and implementing process improvements.
What you will get in return:
The hourly pay range for this role is $26.22 - $33.09 - $37.70.
Offers near the high end are uncommon but may be considered for candidates with exceptional experience and skills and are dependent on the facts and circumstances of each case. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, to be discussed during the interview process. An annual pay rate and total compensation package is generally determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
