Job Description: Ryan Companies US, Inc. has an immediate opportunity for a Senior Preconstruction Manager to join our Southeast Region team, supporting the speculative industrial development sector. This role is critical in setting up projects for success by leading preconstruction efforts, coordinating design and entitlement activities, and partnering closely with development leaders to deliver competitive, market-driven projects. Some things you can expect to do: Support the development and construction teams with preconstruction expertise including value design, costs, project schedule, procurement, and project pursuits. Partner with development teams to evaluate sites, create efficient site plans, and align budgets with project returns. Lead preconstruction operations, including site analysis, estimating, scheduling, procurement strategies, design management and entitlement coordination. Lead the design management process and provide input on schedule status, cost impacts, project efficiencies, and constructability. Manage design teams (internal and external architects, engineers, and consultants) to ensure constructability, cost efficiency, market design standards, and alignment with project goals. Build and maintain strong relationships with subcontractors, consultants, and trade partners in the speculative industrial market; leverage local market knowledge for competitive pricing and scope. Routinely tour market and understand competitive landscape. Provide accurate conceptual budgets, detailed estimates, complete takeoffs, and cost models; oversee early procurement and cost control throughout predevelopment. Act as the primary liaison with the development team, ensuring strong communication and alignment across design, schedule, budget, and permitting. Identify and mitigate project risks proactively; ensure compliance with all regulatory requirements and Ryan quality standards. Work with the development team to navigate entitlement processes and coordinate with local authorities to obtain permits and approvals. Support project execution teams with smooth transitions from preconstruction to construction delivery. To be successful in this role, you must have: Bachelor's degree in Construction Management, Civil Engineering, or a related field. 7-10 years of proven experience in preconstruction, estimating, and/or project management in speculative industrial development. Strong local knowledge of the Southeast industrial market (Florida, Georgia, Tennessee, North Carolina, South Carolina) and established subcontractor/trade partner relationships. Demonstrated success managing speculative industrial projects from site selection through delivery. Deep understanding of construction means and methods, competitive industrial specifications, design-build process, and procurement strategies. Proficiency in preconstruction and project management tools (e.g., MS Project, Procore, Destini, Join). Exceptional leadership, communication, and organizational skills; ability to build trust and align diverse teams. Willingness to travel regionally as required. About the Role: As a Care Advocate (RN/LCSW), you will support Medicare members as they navigate complex health and social needs. This role is critical in setting up projects for success by leading preconstruction efforts, coordinating design and entitlement activities, and partnering closely with development leaders to deliver competitive, market-driven projects.

Some things you can expect to do:

  • Support the development and construction teams with preconstruction expertise including value design, costs, project schedule, procurement, and project pursuits.

  • Partner with development teams to evaluate sites, create efficient site plans, and align budgets with project returns.

  • Lead preconstruction operations, including site analysis, estimating, scheduling, procurement strategies, design management and entitlement coordination.

  • Lead the design management process and provide input on schedule status, cost impacts, project efficiencies, and constructability. Manage design teams (internal and external architects, engineers, and consultants) to ensure constructability, cost efficiency, market design standards, and alignment with project goals.

  • Build and maintain strong relationships with subcontractors, consultants, and trade partners in the speculative industrial market; leverage local market knowledge for competitive pricing and scope.

  • Routinely tour market and understand competitive landscape.

  • Provide accurate conceptual budgets, detailed estimates, complete takeoffs, and cost models; oversee early procurement and cost control throughout predevelopment.

  • Act as the primary liaison with the development team, ensuring strong communication and alignment across design, schedule, budget, and permitting.

  • Identify and mitigate project risks proactively; ensure compliance with all regulatory requirements and Ryan quality standards.

  • Work with the development team to navigate entitlement processes and coordinate with local authorities to obtain permits and approvals.

  • Support project execution teams with smooth transitions from preconstruction to construction delivery.

To be successful in this role, you must have:

  • Bachelor's degree in Construction Management, Civil Engineering, or a related field.

  • 7-10 years of proven experience in preconstruction, estimating, and/or project management in speculative industrial development.

  • Strong local knowledge of the Southeast industrial market (Florida, Georgia, Tennessee, North Carolina, South Carolina) and established subcontractor/trade partner relationships.

  • Demonstrated success managing speculative industrial projects from site selection through delivery.

  • Deep understanding of construction means and methods, competitive industrial specifications, design-build process, and procurement strategies.

  • Proficiency in preconstruction and project management tools (e.g., MS Project, Procore, Destini, Join).

  • Exceptional leadership, communication, and organizational skills; ability to build trust and align diverse teams.

  • Willingness to travel regionally as required.
