Organization: individual should be able to schedule and supervise multi-tasking work of a multi-member team. Experience: individual should have required and proven knowledge in commercial building and construction and related sectors. Scope of Work: individual should have experience with running all aspects of large commercial projects from inception to full profitable completion, to including the following: large ground up projects, interior renovation projects of all sizes, finish work, and all relocation and replacement work on project sizes in the $2M+ valuation range. Safety: A Superintendent Level 3 is required, at a minimum, to possess a valid OSHA 30 card at all times while working on Marand projects. Problem-Solving: individual should have and demonstrate good problem-solving skills. Communication: individual should possess and demonstrate excellent communication skills not only with team members, but also with the Project Management and the Customer. Computer Skills: individual needs to be computer literate and should have basic computer knowledge and experience in the use of Microsoft Office and Procore software. OSHA-30 Hour Training Required as well as recertification every 5 years per Marand policy The successful Construction Project Superintendent should have the minimum of a High School Diploma. A Bachelor’s Degree from a 4-year College or University or an Associate’s Degree from a Vocational School is a plus. A minimum of five to ten years’ experience “on the job” is required. Travel is a requirement of this job. Travel can be up to 75% Responsibilities Enforcing safety compliance (OSHA and Marand safety plan and policies) and advocating for safety is the number one priority. Supervise the construction effort in the field to ensure that the project is completed in accordance with design, budget, schedule, and customer objectives. Conduct weekly on-site meetings with subcontractors, vendors, and others as appropriate with respect to schedule safety issues, and other matters relating to performance in the field. Enforce compliance with all project procedures, safety program requirements, and work rules. Supervises and ensures the health and safety of the workers by enforcing all company, state, and federal guidelines. Prepare and distribute field reports in a timely manner (i.e., daily superintendent’s reports, safety reports, etc.). Completion of punch list items in a time frame consistent with the customer’s requirements and the project budget. Procore for punch list management Monitor and direct subcontractor’s progress and ensure manpower is adequate to meet project schedule and customer expectations. Prepare as necessary subcontractor work schedules and provide input to the Project Manager in preparing and updating project construction schedules to jointly ensure timely completion. Verification of all layouts and/or checking of layout by subcontractors and the establishment of initial control lines and grades. Respond with clarity to subcontractors with respect to questions regarding the project documents and their work. Provide documentation and coordinate with Construction Manager as appropriate. Participate in pre-construction planning, including logistics, means and methods, bid and scope reviews, and project estimates. Maintain an up-to-date set of contract documents on site. Ensure that the subcontractors are maintaining record drawings (“red line as builts”) during construction. Responsible for the organization, establishment, and maintenance of the on-site field office to project a professional image (organized, clean, signage, etc.) The timely communication with the Construction Manager on matters regarding financial issues, safety, construction progress, labor issues, material problems, quality, code issues, etc. Interface and work harmoniously with respective Project Managers and other personnel. Manage, oversee, provide training, and act as a mentor to other Superintendent levels. Work in harmony with other Superintendents that may be assigned as part of a team on larger projects. Continue education in areas including OSHA and safety, means and methods, codes, management skills, new technology, etc. Maintain current Red Cross First Aid and CPR certification. Maintain a current working knowledge of the permit process in those communities where performing work and communicate information on changes to the office. Ensures overall cleanliness of the jobsite to Marand’s standards. The CSET shall assure that the quality control system of the Contractor is in compliance with contract documents and Contractor-submitted plans. The CSET shall perform checks of the construction to assure adequacy of the construction Contractor’s quality control. Report instances of non-compliance with safety requirements and monitor compliance with environmental protection requirements. The CSET shall monitor by witnessing the measurements and assurance surveying performed by the construction contractor. All problems, discrepancies, and recommendations shall be noted on the CRR. Monitor materials testing. The CSET shall monitor all materials testing conducted by the construction Contractors and their testing laboratories. Review testing procedures and reports as received from the Contractor. Note problems and discrepancies on the CRR. Witness and record results of tests which require Government witnessing. Witness testing of waste, gas, water, electrical, heating, ventilation, air conditioning, fire protection, elevator, boiler, and energy monitoring control systems. The CSET shall note results and provide recommendations to accept or reject such systems on the CRR. Review Daily Contractor Quality Control (CQC) and Contractor Production Reports (CPRs). The CSET shall review these reports for completeness and accuracy. The CSET shall ensure that all testing and results are documented on the CQC or projection report as appropriate and will review for compliance with the CQC plan and the contract plans and specifications. Monitor the updating of Submittal Status Logs. The CSET shall monitor by reviewing at the job-site office, the construction Contractor’s updating of the Submittal Status Log. Note discrepancies or problems on the CRR. Technical Review of Submittals. The CSET shall collect and perform technical reviews of CPRs, CQC reports, preparatory meeting minutes, initial inspection meeting reports, test data, requests for information, work performance schedules, payroll records, activity hazard analysis documents, shop drawings, material and equipment certifications, and technical submittals. Schedule pre-final and final inspections. Each CSET shall coordinate with QC Manager, CME/CSE, and supported command client to attend pre-final/final inspections for validation and acceptance of any definable feature of work. Assist conducting pre-final inspections. For each construction activity for which the CSET has management responsibility, participate in the pre-final activity inspection along with other members of the project team. From information gathered at that inspection, prepare a detailed punch list of all items which do not comply with the construction contract or items which have not been completed. Construction Photographic Services. The CSET shall take and provide to the Government complete progress, record, and other construction photographs such as Report Progress Photographs, Completion Photographs, and Special Construction Operations Photographs. The CSET shall monitor construction Contractor field maintenance of as-built drawings. The CSET shall review preparation of as-built drawings by the construction Contractor and shall monitor the construction Contractor’s posting of changes to the as-built drawings as they occur.   • Scope of Work:  individual should have experience with running all aspects of large commercial projects from inception to full profitable completion, to including the following: large ground up projects, interior renovation projects of all sizes, finish work, and all relocation and replacement work on project sizes in the $2M+ valuation range.
  • Safety:  A Superintendent Level 3 is required, at a minimum, to possess a valid OSHA 30 card at all times while working on Marand projects.
  • Problem-Solving: individual should have and demonstrate good problem-solving skills.
  • Communication: individual should possess and demonstrate excellent communication skills not only with team members, but also with the Project Management and the Customer.
  • Computer Skills: individual needs to be computer literate and should have basic computer knowledge and experience in the use of Microsoft Office and Procore software.
  • OSHA-30 Hour Training Required as well as recertification every 5 years per Marand policy
  • The successful Construction Project Superintendent should have the minimum of a High School Diploma. A Bachelor’s Degree from a 4-year College or University or an Associate’s Degree from a Vocational School is a plus.
  • A minimum of five to ten years’ experience “on the job” is required.
  • Travel is a requirement of this job. Travel can be up to 75%
Responsibilities
  • Enforcing safety compliance (OSHA and Marand safety plan and policies) and advocating for safety is the number one priority.
  • Supervise the construction effort in the field to ensure that the project is completed in accordance with design, budget, schedule, and customer objectives.
  • Conduct weekly on-site meetings with subcontractors, vendors, and others as appropriate with respect to schedule safety issues, and other matters relating to performance in the field.
  • Enforce compliance with all project procedures, safety program requirements, and work rules.
  • Supervises and ensures the health and safety of the workers by enforcing all company, state, and federal guidelines.
  • Prepare and distribute field reports in a timely manner (i.e., daily superintendent’s reports, safety reports, etc.).
  • Completion of punch list items in a time frame consistent with the customer’s requirements and the project budget. Procore for punch list management
  • Monitor and direct subcontractor’s progress and ensure manpower is adequate to meet project schedule and customer expectations.
  • Prepare as necessary subcontractor work schedules and provide input to the Project Manager in preparing and updating project construction schedules to jointly ensure timely completion.
  • Verification of all layouts and/or checking of layout by subcontractors and the establishment of initial control lines and grades.
  • Respond with clarity to subcontractors with respect to questions regarding the project documents and their work.  Provide documentation and coordinate with Construction Manager as appropriate.
  • Participate in pre-construction planning, including logistics, means and methods, bid and scope reviews, and project estimates.
  • Maintain an up-to-date set of contract documents on site.
  • Ensure that the subcontractors are maintaining record drawings (“red line as builts”) during construction.
  • Responsible for the organization, establishment, and maintenance of the on-site field office to project a professional image (organized, clean, signage, etc.)
  • The timely communication with the Construction Manager on matters regarding financial issues, safety, construction progress, labor issues, material problems, quality, code issues, etc.
  • Interface and work harmoniously with respective Project Managers and other personnel.
  • Manage, oversee, provide training, and act as a mentor to other Superintendent levels. 
  • Work in harmony with other Superintendents that may be assigned as part of a team on larger projects.
  • Continue education in areas including OSHA and safety, means and methods, codes, management skills, new technology, etc.
  • Maintain current Red Cross First Aid and CPR certification.
  • Maintain a current working knowledge of the permit process in those communities where performing work and communicate information on changes to the office.
  • Ensures overall cleanliness of the jobsite to Marand’s standards.
