The Construction Coordinator is responsible for general administrative functions related to construction projects. Key tasks include managing contracts and purchase orders, distributing and tracking construction plans, permits, bid packages, subcontracts, and change orders, and processing these documents through Timberline Project Management and Procore Project Management Software. The Construction Coordinator also prepares various documents, maintains files, logs, and spreadsheets, and takes meeting minutes at project team and owner meetings. Work on this project: Overlake Square-Seattle 573 residential units Eight story building Five levels of type III wood frame construction Over 3 levels of type I above grade, two levels below grade, concrete construction Podium 6400 sq. ft. of retail What you'll do: Assist the team in distributing and tracking construction plans and permits Assist in preparing, processing, and distributing bid packages for mailing Creates and maintains Buyout / Contract log Prepare and process subcontracts and purchase orders through Timberline Project Management Coordinate with Project Manager and Superintendent on establishing an on-site construction office Assist with schedules and Monthly Progress Reports Process change orders and subcontracts through Procore Project Management Software Takes meeting minutes at Project Team Meetings and Owner Meetings. Tracks and distributes fully executed subcontracts and change orders to accounting for payment processing. Acts as liaison between subcontractors / vendors and accounting, as necessary. Help build our historical cost database to inform every future project. Required Qualifications Minimum of 12 years of progressive experience in construction management. Strong background in design advisory, pre-construction, and project kickoff/setup. Extreme orderliness when it comes to document control Excellent project management skills, with a proven track record of delivering large-scale projects on time and within budget. In-depth knowledge of construction means and methods, materials, MEP systems and building codes. Effective communication and interpersonal skills. Competency in CPM scheduling methods, construction document review, and contract administration. We are primarily seeking candidates who reside in the greater Philadelphia area, or eastern Pennsylvania at a minimum. The role will entail planning and coordinating construction activities for a designated project to ensure the goals and objectives of the project are accomplished within the project schedule and budget constraints by performing the duties listed below. Each Coordinator is assigned to one specific project for an extended period of time. The assigned project area can be located anywhere within the client's Electric Services territory. Projects are assigned to Coordinators based on geographical location, skill level, and experience. Report safety compliance issues and safety incidents to client's construction manager and Orbital supervisor. Work with construction supervision and on-site safety personnel to stop unsafe construction activities. Prior to construction, participate in construction activity planning, pre-construction drawing reviews, and overall constructability reviews. Inspect construction site and complete pre-construction checklist tasks. Ensure necessary permits (local, state, environmental, etc.) and site/job specific plans (environmental, safety, etc.) are in place, signed, and posted at the job site. During construction, inspect work to ensure that all safety and environmental policies are being followed and that the project is being constructed per the applicable specifications, drawings, and permits. Manage communication with construction crew(s), client project manager, and engineering to resolve all queries (Requests for Information or RFI's) that may inhibit construction progress. During construction, identify field-purchased material needs and communicate those needs to the client Construction Manager in writing. Order materials and rental equipment as necessary and coordinate deliveries. Inventory materials and identify shortages as the project progresses in order to prevent delays in schedule. During construction, prepare Daily Log Reports that indicate progression of project to outline deficiencies in schedule, track completed construction activities, highlight safety incidents, and monitor compliance of work with specifications/drawings. During construction, perform other miscellaneous duties including maintaining redline construction drawing markups, completing weekly safety audits, communicating scope changes, confirming utility locates, and signing crew timesheets. In general, occasionally climb ladders and lift and/or move up to 50 pounds. Minimum Requirements HS Diploma or equivalent 5 Years Relevant Construction / Maintenance Experience This position requires the ability to pass a post-offer drug (including marijuana) and alcohol test in compliance with Federal regulations and is also subject to random testing as a condition of continued employment. The Construction Coordinator is responsible for general administrative functions related to construction projects. Key tasks include managing contracts and purchase orders, distributing and tracking construction plans, permits, bid packages, subcontracts, and change orders, and processing these documents through Timberline Project Management and Procore Project Management Software.
