General Summary: The Assistant Project Manager (APM) is responsible for assisting with all aspects of construction from scheduling to the pre-site inspection to receipt of the Certificate of Completion/Certificate of Occupancy. APM must be knowledgeable in all phases of the installation and operation of all equipment and systems. The APM is the liaison between the customer and the sub-contractors and helps to coordinate all sub-contractor activities to complete each phase of construction. Sets schedule/construction timeline on all jobs. Resolves any conflicts in scheduling; corrects any miscommunications and maintains relationships with contractors to ensure production can move forward. Essential Duties: • Assists Project Managers with inspections, site visits and canvas reports.• Communicates effectively with Scheduling Team and Subcontractors.• Oversees all phases of the installation process, taking digital photos throughout, and responsible for ensuring completion of all required inspections.• Interacts with customers via phone and email regarding project movement, answers questions, and resolves any issues with scheduling.• Builds and maintains strong customer relationships and serves as the face of A&S. Maintains regular communication with each customer and responds to all customer communications on the same day.• Meets regularly with the Construction Manager to review the progress of each assigned project and to discuss and resolve outstanding problems or issues, as needed.• Assists the Design Consultant and Sales Manager on pre-site evaluations to ensure that any site concerns are addressed prior to obtaining a signed construction agreement.• Interacts with sub-contractors to define the construction schedule. Maintains working relationships to promote quality of work and scheduling efficiency.• Ensures compliance with the use of all safety-related equipment on the jobsite as required by the A&S Safety Program.• Ensures the payment schedule is maintained and all payments are received for each assigned project. When construction crews are unable to do so, Assistant PM may be scheduled to pick up customer payments before proceeding to the next phase.• Produces and maintains accurate construction files including contract addenda, revised plans, incident reports, material selections, etc.• Copy permits and all project paperwork to make complete and accurate job files, fill out incident reports, maintain in-office spreadsheets tracking data• Other projects and duties as required/assigned.• Follows Anthony & Sylvan Pool’s policies and procedures. Summary The purpose of this position is to supervise field erection of cooling towers, ensuring that each job is completed safely, efficiently, and with quality. The incumbent ensures that the construction aspect of cooling towers is completed under experienced leadership and direction. This role involves travel, within the US, in order to effectively hire and supervise the craft workers who complete cooling tower construction. This position typically overseas project(s) of a large scale, with a large budget and/or that contains smaller projects being operated all as part of the overall project. Manage onsite materials and labor resources to ensure job costing goals are met within established parameters. Conduct Pre-Construction Meetings with customers, crew members, and any key tradesman, ensuring everyone has a clear understanding of the project scope of work, details to be implemented, logistics associated with the project, and timeline for project completion. Successfully execute project closing procedures and conduct Job Close Meetings with customers. Manage all warranty items ensuring adequate remediation in a timely manner. Provide leadership, instruction, and developmental guidance for assigned onsite team members. Provide regular and appropriate feedback to production personnel and crews in order improve work quality and the client experience. Manage project quality control measures and applications ensuring installation practices are completed per established guidelines and details. When requested, meet with Sales/Design staff to provide assistance and guidance on design elements, detail implementations, and structural applications which will affect design plans or job estimates. QUALIFICATIONS A minimum of 7 years of Residential construction management experience is required (10+ years preferred). A minimum of 7+ years of carpentry (framing, boxing/siding, trim, window and door) experience required. Project or Construction Management degree preferred, but extensive, relative job experience will be considered in lieu of degree. A high standard for customer service within the residential building or remodeling industry required. Exceptional organizational skills that include the ability to multitask on several projects at once are required. Exceptional verbal and written communication skills are required. Strong Time Management skills are required. Strong desktop and mobile technology skills essential. Intermediate Microsoft Office experience is preferred. Exceptional problem-solving skills relating to residential carpentry applications, outdoor structures, and hardscape installations required. K EY RESPONSIBILITIES/SKILLS Act as Company representative to our existing customers. Provide management of existing projects including creating submittals, workplans, all reporting, responsibility for project P&Ls and supporting payroll certification documents. Meet with engineering and field crews to review production schedule and confirm all materials Interface with General Foreman to insure safe, efficient & effective adherence to the job workplan and scope Work to develop estimates through review of drawings, specifications, site visits, and subcontractor reviews and scope development meetings. Accomplishes construction objectives by scheduling, communicating job expectations; planning, monitoring adhering to policies and procedures. Meets construction operational standards by development of plans and schedules. Meets construction financial standards by providing budget information; monitoring expenditures; identifying variances; implementing corrective actions. Prepares construction projects by verifying estimates, project drawings, and specifications; establishing and disseminating schedules; awarding contracts; specifying materials and supplies. Completes construction projects by directing construction requirements; comparing construction results to plans; resolving problems. Work well with PM’s and assist on current projects with all related materials and equipment orders. Provides construction progress reports by collecting, analyzing, and summarizing construction and budget data and trends. Avoids legal challenges by understanding and enforcing regulations; recommending new procedures Other duties as assigned Knowledge, Skills, and Abilities Required : 5 years of verifiable field experience (combination of field and office acceptable) Complete knowledge of current electrical codes, standards and practices Ability to read and interpret plans and drawings Complete knowledge of jobsite safety requirements and OSHA standards and practices Proven computer proficiency accompanied by a strong aptitude for technical applications (proficient in MS Office, Google applications, project management software such as ESub and Procore, Adobe, and ability to learn and operate new software. KEY RESPONSIBILITIES/SKILLS Prepare and manage change orders Prepare and manage procure to pay process Administration of payment procedures Administration of back-charges and resolution of claims Interface with Project Controls and Project Leadership on changes and progress regarding Seller and Subcontractor management Interface with multiple departments and disciplines to evaluate Seller/Subcontractor performance, ensuring compliance with contractual obligations Interface with Business Services for invoice and document management resolution Interface with Seller/Subcontractors regarding proper documentation backup, contract procedures, and work under the direction of Project Controller(s)/Contracts Manager Oversee sub-contractors. You can expect to spend 80% - 100% of your time in the field managing survey field operations. Your primary role will be to manage and coordinate surveying procedures and processes for your assigned project, your survey employees and survey subcontractors to ensure projects are surveyed correctly and meet or exceed project requirements. K EY RESPONSIBILITIES/SKILLS Review, understand and communicate the PLS requirements for the project, identifying the specific surveys that are required for the design, as-built, monumentation and layout. Conduct design model reviews to ensure the accuracy of the files prior to being used for survey field calculations. Coordinate with the designer the file types required for survey operations. Establish regular meetings with the designer to review and plan for design survey requests and design model file progression. Staff the survey department along with personnel and equipment schedules. Establish a project survey plan and outline specific field and office procedures. Oversee the operation with periodic reviews of record keeping, field procedures and survey audits to ensure that all work is performed in an efficient and professional manner. Maintain the official set of plans for the survey department. Provide weekly staff training sessions to ensure a competent and qualified staff.
