Job Summary The HVAC Maintenance Mechanic performs a variety of skilled maintenance duties related to the facilities engineering and maintenance departments. This is a second shift 3pm to 11:30pm Sunday thru Thursday schedule. Responsibilities: Updates work statuses and documents tasks completed in the CMMS using a mobile device. Helps direct building team staff and vendors, material needs, and timelines for jobs and projects. Constructs, finishes, installs, maintains, and repairs electrical and mechanical systems, or the facilities of any related systems, using power & hand tools and other vital equipment. Reviews outside vendor projects and makes punch lists. Analyzes and corrects sophisticated building system problems and electro/mechanical problems related to utilities. Supports project management activity as needed. Responds to emergency problems in the facility and makes emergency repairs as needed. Maintains logs, performs rounds, and completes P.M. work orders, tests, and inspections of HVAC equipment. Makes recommendations for modification or improvement of preventive maintenance systems. Maintains shops and mechanical areas in a clean and safe manner. Preforms other duties as assigned. Qualifications: 5 years' experience as a Maintenance Mechanic in an institutional setting in an engineering or maintenance subject area. HVAC certification or license highly preferred. Experience working with blueprints and schematics. A general understanding of electro-mechanical equipment. Rudimentary ability to apply hand-operated construction equipment. A Brief Overview Technicians may specialize as a COM (Change of Occupancy Maintenance) or resident service request technician or may be utilized to respond to multiple types of work orders. Associates may not be able to independently troubleshoot and problem-solve more complex residential maintenance issues. Primary responsibility is to perform maintenance functions in the community, including rental units, office buildings, residential areas, grounds and parking lots. Perform general maintenance and repair of building structures and associated mechanical, electrical, plumbing, sanitary systems and equipment. What you will do Handles repair, troubleshooting and replacement of HVAC systems and parts. Responds to service calls, complete COM work and other property maintenance requirements including, but are not limited to cleaning, painting, interior/exterior decorating and maintenance, lawn maintenance, debris removal, plumbing, electrical work, smoke detector maintenance, repair or replacement of lights, roof repairs, heating/air systems maintenance, appliance repairs, etc. Transports, installs, and connects stoves, refrigerators, dishwashers and other electrical and gas appliances. Loads and unloads trucks and other conveyances; Moves supplies and materials to proper location by wheelbarrows or hand trucks Stacks materials for storage or binning. Collect refuse and salvageable materials. Transports equipment, furnishings and appliances to job sites. Repairs and fabricates window and door screens and frames. Digs, fills and tamps earth excavations Level grounds using pick, shovel, tamper and rake. Shovels concrete. Cleans culverts and ditches. Cuts trees and brush. Operate power tools and lawn mowers. Removes floor tile, sheet vinyl, ceramic floor tile, and plywood. Remove damaged drywall. Operates power blowers or brooms to remove leaves and debris from rooftops, sidewalks, and driveways. Ensure work-site clean up. Responds to and completes on-call after hour emergency and urgent repairs. Updates work order status including time, materials, and notes on mobile devices provided in an accurate and timely manner. Completes and submits all required paperwork in an accurate and timely manner. Keeps supervisor well-informed of activities, results of efforts, problems identified/potential problems, etc. Recommends corrective actions to supervisor. Maintains vehicle and vehicle inventory as prescribed. This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties. Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager. Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property. Inspects and helps coordinate all needed make-ready repairs and services. Assists in keeping grounds neat and free of litter. Performs any additional duties assigned by Maintenance Supervisor and Community Manager. Must demonstrate basic competency in carpentry, plumbing and electrical trades at a minimum as assessed through written, verbal and hands on assessments. "Skilled" based on assessment in HVAC. Candidate should have knowledge of the principles of Refrigeration's, basic wiring and basic component replacements. They should know the components and know how to switch out replacement parts. They can identify an expansion valve, suction line, clean coils, replace thermostats, motors, blower wheels etc. Ability to utilize a mobile device including applications, email, and internet. Technicians will provide tools and equipment necessary to perform their daily job duties. The following items are some examples of technician provided tools and equipment including: a. Job Summary

The HVAC Maintenance Mechanic performs a variety of skilled maintenance duties related to the facilities engineering and maintenance departments. This is a second shift 3pm to 11:30pm Sunday thru Thursday schedule.

Responsibilities:

Updates work statuses and documents tasks completed in the CMMS using a mobile device.

Helps direct building team staff and vendors, material needs, and timelines for jobs and projects.

Cleans, lubricates, services, repairs, and diagnoses malfunctions of HVAC equipment, electrical and mechanical building systems.

Must have working knowledge of commercial HVAC cooling and heating systems, larger than 25 tons for cooling.

Must have working knowledge of pneumatic controls, DDC controls, PE switches, damper controls, large fan arrays, low voltage safety circuits, VAV maintenance, large exhaust fans, fan coil units, DX split units, operations of humidifiers, exhaust fans, hydronic pumps of various sizes, air balancing, metal duct work and fire/smoke dampers.

Must have working knowledge of chillers, cooling towers, hot water boilers, steam boilers, steam traps, heat exchangers and condensate return stations.

Assists in making decisions on all repairs and reports major problems to the Manger as appropriate.

Constructs, finishes, installs, maintains, and repairs electrical and mechanical systems, or the facilities of any related systems, using power & hand tools and other vital equipment.

Reviews outside vendor projects and makes punch lists.

Analyzes and corrects sophisticated building system problems and electro/mechanical problems related to utilities.

Supports project management activity as needed.

Responds to emergency problems in the facility and makes emergency repairs as needed.

Maintains logs, performs rounds, and completes P.M. work orders, tests, and inspections of HVAC equipment.

Makes recommendations for modification or improvement of preventive maintenance systems.

Maintains shops and mechanical areas in a clean and safe manner.

Preforms other duties as assigned.

Qualifications:

5 years' experience as a Maintenance Mechanic in an institutional setting in an engineering or maintenance subject area.

HVAC certification or license highly preferred.

Experience working with blueprints and schematics.

A general understanding of electro-mechanical equipment.

Rudimentary ability to apply hand-operated construction equipment.

Ability to repeatedly lift 50 pounds and kneel/bend/stoop and perform strenuous labor for extended periods of time.
