Assists Building Maintenance Persons (BMPs) with performing a variety of semi-skilled and skilled tasks in District buildings and grounds, as assigned. MINIMUM JOB REQUIREMENTS Candidate must possess a high school diploma, GED or state recognized equivalent. Continued education in fields related to the job (electrical, pneumatic systems, hydronic systems, heating, ventilation, air conditioning and refrigeration) is preferred. Candidate must possess five (5) years of experience performing skilled work in the installation, troubleshooting and maintenance of industrial equipment in the operation and maintenance of HVACR systems with related training. Experience in Building Automation Systems (BAS) is preferred. OTHER REQUIREMENTS Candidate must possess a valid driver’s license with a driving record in accordance with the District’s acceptable guidelines. EPA Section 608, universal certification for refrigerants is required within 90 days of appointment. Ohio Low, High Pressure Boiler Operation or Stationary Engineer license is preferred. Candidate must possess knowledge of the standard practices of the HVACR trade, theory of HVACR systems, the materials, methods and tools used in the operation and repair of HVACR systems, applicable building codes, ordinances and regulations of State and local authorities pertaining to HVACR. Candidate must possess the ability to calibrate systems, perform preventive maintenance and routine servicing of equipment, diagnose defects and install, repair and maintain heating, ventilating, refrigeration and air-conditioning units and to operate specialized machinery, equipment and tools utilized in the repair, installation and maintenance of heating, ventilation, air conditioning and refrigeration systems. Candidate must possess considerable knowledge of the occupational hazards and proper safety precautions. Perform assigned facility inspections and due diligence efforts, reporting on as-found conditions impacting satisfactory client occupancy and operations. Operation, maintenance, and repair of all boilers, heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water. Operation, maintenance, and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, and float valves, together with all refrigerant lines and devices used to control temperature, and air conditioning systems in their entirety. Operation, maintenance, and repair of pumps handling water or other secondary refrigerating liquids together with all valves, appurtenances, and lines used in the system. Operation, maintenance, and repair of air compressors, together with distribution lines and all valves and devices for air control. Operation, maintenance, and repair of water filters, softeners, piping, and pumps used in conjunction with water distribution, including all sinks and toilet bowls, including all supply lines, drains, water lines, control devices, and sprinkler systems. Operation, maintenance, and repair of all types of electrical motors and engines used to power pumps, compressors, and fans. Maintenance of elevators except where this type of equipment is serviced and maintained by specialized contractors. Operation, maintenance, and repair of building automation systems for HVAC, including consoles, data gathering panels, remote sensors, and indicating devices. Operation, maintenance, and repair of sanitary sewer systems, and sump pumps including basins, water closets, urinals, and piping. Maintenance and repair of trash compactors, including electrical and hydraulic systems. Maintenance and repair of all kitchen equipment excluding tenant-owned equipment. Recommend improvements to the preventive maintenance program on an ongoing basis. Maintain stock and inventory control. Comply with all applicable codes, regulations, governmental agencies, and company directives related to building operations and practicing safe work habits. Study and become familiar with the various items of equipment for assigned client locations, and the methods required to use them properly to ensure required ongoing daily client activities. To include building automation systems, fire/life safety systems, and any other building-related equipment as needed. Recommend improvements to the preventive maintenance program on an ongoing basis. Ensure the management team is informed of current building operations by compiling and submitting monthly reports. Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them or use the correct PPE in performing the task needed. Respond effectively to all emergencies. May require light travel during emergency events. Comply with all applicable codes, regulations, governmental agencies, and company directives related to building operations and practicing safe work habits. Must maintain all Federal, State, or Local licenses required for locations assigned. Complete all required C&W Safety Training as scheduled annually. Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance during all working hours. General Maintenance may include but is not limited to: Repairs on toilet facilities including soap dispensers. Repairs on registers and radiators. Replacement of lamps and cleaning of light fixtures. Removing ceiling tile. Minor repairs on furniture and floors. Maintaining and/or replacing door hardware. Repair of floor maintenance equipment and Venetian blinds. Maintenance painting in equipment rooms, cooling towers, and other building facilities. Assist in the replacement of filters in the HVAC equipment. General cleaning in mechanical spaces and perimeter inductions units Cleanup of equipment in the engine room and shop Miscellaneous handyman work requires the limited use of hand tools. Replace fire extinguishers when needed Candidate will be assigned a company vehicle for this mobile role. The engineer will be responsible to ensure all current vehicle maintenance utilizing C&W vendor (Element) as well as ensuring current registration, insurance, and inspections are all current for their assigned vehicle. The engineer is also responsible to ensure all expenses are correctly input and processed through C&W vendor, Element, or C&W Workday Expense Reimbursement. Depending on the geographic regions, candidate may need to perform maintenance in client CEV (Controlled Environmental Vault's) locations. These locations in many cases are underground and require additional safety measures to enter and must be strictly adhered to. These locations are critical to the client's network and need to be maintained regularly. Other assigned operational tasks may be typically expected of the Mobile Engineer role. Licenses or Certifications Candidate must possess and maintain a valid state driver’s license. Based on location appropriate license/permit for trade as may be required, i.e., Journeyman or Master Electrician License, City License, Operators License, Steam Engineers License, etc. Possess a valid “Universal” level certification for CFC and HFC-based refrigerants (EPA Section 608); to service, repair, or dispose of equipment that could release ozone-depleting refrigerants to the atmosphere or any similar combination of education and experience. Knowledge, Skills & Abilities Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, gas lines, water systems, and the like. Knowledgeable in energy management systems, techniques, and operations. Thorough knowledge of all building systems operations, maintenance, and repair. Excellent interpersonal skills in dealing with tenants, clients, and vendors. Basic Computing Skills in Outlook, Excel & Word, including proficiency in the operation of smartphone and/or iPad/tablet, uploading .pdf files, and documents, and logging into conference meetings (i.e., BlueJeans, Teams Meetings, Zoom). Physical Work Requirements Environment : This job operates in a professional office or commercial building environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Work could any combination of: Almost constant exposure to loud noise includes the use of power equipment and unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises. Ability to perform work wearing Personal Protective Equipment (PPE) if May require regular travel outside between properties in varying weather conditions. Physical: Considerable physical activity. Job Description

The ideal HVAC Service Technician candidate should have exceptional customer service and HVAC service experience. Successful candidates are organized and able to perform in a fast-paced environment. This role reports to the Service Manager. Must be available to work full shifts plus overtime.

Key Responsibilities: 

  • Service and repair HVAC systems: Analyze system issues and identify appropriate repair courses of action; prepare written work cost estimates and customer recommendations. Maintain truck inventory. Ensure necessary tools and equipment for each job are present. 
  • Troubleshoot and resolve issues: Complete diagnostic troubleshooting of HVAC Systems, checking the layout of existing HVAC devices and units to plan work procedures properly. 
  • Conduct maintenance and repair: Perform regular system checks and preventive maintenance to ensure reliability and efficiency. Complete repairs and offer recommendations for ongoing maintenance. 
  • Customer interaction: Deliver excellent customer service by addressing client concerns with professionalism and courtesy. 
  • Safety and compliance: Follow all safety standards and regulations to maintain a safe working environment. 
  • Documentation: Keep accurate records of services performed and parts used. Document service performed and recommendations made by completing applicable forms, reports, logs, and/or records. 
  • Company: Ensure all work meets Service Wizard’s quality and safety standards.
  • Meet individual and team performance goals.
  • Work collaboratively and support various business needs.

QUALIFICATIONS:

  • Experience: 2-5 years’ experience (installation experience plus) as an HVAC technician. 
  • Licenses: Valid HVAC technician license and driver’s license. 
  • Skills: Strong technical knowledge, excellent problem-solving abilities, attention to detail, and effective communication skills. 
  • Physical Requirements: Ability to work in various conditions, including confined spaces and at heights; physical stamina and dexterity. 
  • Tools: Use hand and power tools to diagnose, repair, and maintain HVAC components.
  • Education: High school diploma or GED; completion of a relevant HVAC training program or apprenticeship.
