The D&C VP will be involved with all phases of entitlements, design, and day-to-day construction management including pre-development, site due diligence, user group programming, design, construction, close-out/evaluation, and budget/schedule reporting. Essential Functions Produce project master schedule in coordination with Business Development, Finance, Leasing, architect, general contractor, and others as required, and ensure that NexCore design specification standards and implemented. Understand contract documents, plans, engineering, bids, and scope of work to ensure project is delivered to plans and specifications and monitor 3rd party/on-site construction personnel to ensure successful project outcomes. Attend regular site safety meetings, subcontractor site meetings, quality control, and hold tenant update meetings. Obtain all project related permits and licenses from Authorities Having Jurisdiction (AHJs), enforce general contractor compliance with building and codes from all AHJs and prepare and document project progress, field required reports/log, update schedules for review, identify risks and mitigations as required. Successfully transition project to facility’s asset manager and ensure smooth closeout process including completion of punch list and other closeout activities. Manage fee payment, construction draws, change orders, lien releases, etc., partner with Development Accounting, and articulate risks/opportunities via monthly forecasts and review and approve general contractor, architect and consultant pay requisitions and submit for final approval. Track and control project budget for core and shell and tenant improvement projects. Ensure regular communication and report significant project related issues with Development manager, Executive Leadership, other internal team members (e.g., Finance, Accounting, Legal) in a timely manner and via set processes and inform project team of design, cost, or schedule related items. Identify opportunities for process improvement and assist SVP of Design and Construction with redesign, documentation, and training and participate and lead internal checkpoints (e.g., design reviews, project kickoffs, etc.). Oversee due diligence of sites under control including will serve letters, phase I, geotechnical, survey and others. Must be able to multi task on multiple projects at one time in fast paced environment.  This position will require travel. Mark III Construction is seeking an experienced MEP Design Build Manager to lead mechanical, electrical, and plumbing design-build projects from concept through completion. The ideal candidate will coordinate teams, ensure project schedules and budgets are met, and deliver innovative, high-quality solutions for our clients

  • Guide the pursuit team and the bidding, budget and schedule strategy
  • Lead design, engineering, preconstruction and planning services for designated project(s), primarily focusing on:
      • Project planning and coordination
      • Project kickoff and setup
      • Client communication
      • Engineering guidance
      • Design team collaboration
      • Equipment vendor design, process and procurement management
      • Project entitlement and permitting management
      • Risk management assessments
      • Quality assurance assessments
      • Project Team roles and responsibility development and management
  • Work with Estimators to develop conceptual and detailed estimates at varying stages of design for the MEP Scopes of work. 
  • Scope, compare and select subcontractors based on best value and project requirements. 
  • Support the development, architectural, and construction team with preconstruction expertise including value design, costs, project schedule, procurement, and project pursuits. 
  • Record final estimates and maintain cost history.
  • Assist in training Project Management staff in Design Build/Design Assist strategies and workflows
  • Provide direction and an understanding for MEP project scope, market pricing, and available resources. 
  • Strong communication to ensure team members understand scope inclusions, exclusions and delineation points. 
  • Provide assistance to field team to develop early project schedule. 
  • Evaluate different construction means and methods for project schedule and cost impacts.
  • Develop clear understanding of clients project requirements.
  • Provide design set constructability reviews related to the MEP Scopes. 
  • Responsible for profitability
  • Promote high levels of design, inspire quality workmanship and teamwork and assure profitability on projects
  • Implement and hold the team accountable to company goals and initiatives.
  • Effectively negotiate business terms and facilitate final legal provisions within construction contracts.

  • Promptly and effectively resolve issues with win-win solutions and display natural leadership skills and qualities to guide multiple project teams with direct responsibility of project personnel.

Requirements

  • You must have a bachelor’s degree in Construction Engineering or Construction Management.
  • You must have 10+ years of construction project management experience including 5+ years of Design-Build construction project management experience with leadership on projects handling accounts from $10 million to $100 million
  • Strong understanding of MEP systems, constructability, and sequencing
  • Experience interfacing with design teams, GCs, and owners reps
  • Understanding of prefabrication process and its impact on design
  • Ability to interpret and validate MEP system designs for constructability
