ESSENTIAL FUNCTION At the direction of the Critical Facilities Manager, maintains, monitors, and performs preventive, predictive, and corrective maintenance on critical equipment, which may include the following: mechanical (including, but not limited to, HVAC, computer room air conditioners, chillers, and plumbing) electrical (including, but not limited to, UPS, DC battery systems, PDU, generators, transfer switches, and switchgear), cabling (including, but not limited to, data and voice, broad band), fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems (including fire alarm, duress, card access, CCTV). Other responsibilities include, the operation and maintenance of non-critical equipment such as refrigeration, heat exchanger, HVAC, electrical, hot water systems. The LCET also, monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and adjust where necessary to ensure proper operation of equipment. The LCET will also be responsible for writing Method of Procedures, Emergency Operating Procedures, and execution of those procedures.  The LCET will also assist the CFM with training and mentoring CETs. This position is onsite with a shift schedule of 12-hour weekend day shift (1st week: Thursday - Sunday, 2nd week: Friday - Sunday), the shift is non-negotiable at this time. RESPONSIBILITIES Perform all work in strict accordance with Stream Data Centers critical operating procedures, standard operating procedures, and maintenance work instructions. Read blueprints, schematics, and effectively resolve equipment issues. Participates in all work efforts (including 3rd party contractors) for the safe and compliant operation, maintenance (corrective and preventive), and modification of critical equipment. Disables and enables fire alarm control panels and systems. Hands on repair of HVAC and electrical equipment. Create and execute work orders, through the CMMS for preventative and corrective maintenance on critical systems and building physical structure. Consult with Critical Facilities Manager to order necessary materials to complete all maintenance and perform necessary repairs work. Finalize work orders by completing necessary documentation in the CMMS Lead critical maintenance evolutions with vendors and junior technicians ensuring safety and correct strict adherence to company policy and procedure. Ensure all preventive maintenance, and corrective maintenance records are reviewed and stored properly. Available to cover 24/7 onsite shifts in the event of unplanned emergencies. Understand power and cooling efficiency and understand how PUE is used to determine efficient use of power throughout the facility. The Engineer will assist the Senior Vice President of Engineering and Construction in ensuring all project timelines and budgets are being met. Management of the Engineering Group will be one of the primary responsibilities of the Engineer. RESPONSIBILITIES/ESSENTIAL FUNCTIONS: Oversee the preparation of engineered natural gas and fiber optic designs to be used in Centric projects.   Plan, design, & oversee engineering projects, such as natural gas pipelines and fiber optic cable.  Design tasks may include layout of offsite and onsite natural gas and fiber optic systems. Work with construction and operations team to prepare package for request-for-quotes in support of project planning; items to prepare may include map exhibits, trenching cross-sections, fiber splice tables, bill of materials, etc. Work with operations team to ensure effective quality assurance processes are utilized for the installation and effective as-built documentation.  Familiarity with putting together permit applications for TxDOT, County, City, and other approving jurisdiction submittals. Support business development related activities as it relates to estimated project capital expense Select, maintain, and utilize natural gas and fiber optic network design software required for design activities Coordinate with GIS team to ensure as-built network is reflected in mapping software Calculates cost and determines feasibility of project based on analysis of collected data, applying knowledge and techniques of engineering. Prepares or directs preparation and modification of reports, specifications, plans, construction schedules, environmental impact studies, and designs for project. Inspects construction site to monitor progress and ensure conformance to engineering plans, specifications, and construction and safety standards. Use computer-assisted engineering & design software/equipment to prepare engineering & design documents. Build new relationships with key vendors and sub-contractors across all markets Participate in industry events to remain current on natural gas and fiber optic infrastructure trends & new product developments Coach, mentor, and train all junior Engineers and staff Requirements Bachelor's degree in engineering or related field Registered Professional Engineer in Texas is required 8+ years of related experience Strong technical skills including proficiency in AutoCAD Proficiency in the use of computer software programs, including spreadsheets, word processing, database, and PDF applications. Effective interpersonal skills with the ability to work with internal & external stakeholders. Must have the ability to work effectively with a team in a fast-paced environment Ability to work on multiple projects simultaneously. Detailed and in-depth understanding of local codes and regulations Travel < 20% to client meetings and project sites.
